While YEIDA has quite frequently put-up plots and housing units for sale throughout the years, GNIDA (Greater Noida Industrial Development Authority) is also putting up around 113 built-up buildings and 85 plots in sectors Xu 1, Xu 2 and Xu 3 near the upcoming Jewar airport for sale. What Is the YEIDA Plot Scheme 2021?
The YEIDA residential plot scheme 2021 was launched on February 18 this year for the residents of Uttar Pradesh. Around 440 plots of size ranging from 60 sq. meters to 4,000 sq. meters, spread over four sectors- 17, 18, 20, and 22D, were put on sale by Yamuna Expressway Authority. The interested buyers had to register themselves on the YEIDA website, and the plots were allotted through a lottery draw streamed live on Facebook on July 7, 2021.

For maximization of revenue generation from Yamuna authority residential plot scheme 2021, YEIDA is levying certain preference location charges (PLC) for select plots, which are as follows:
- 5% for green belt or park facing plots
- 5% for corner plots
- 5% for plots located on the 18-meter road
- 15% for plots where all the above conditions are met
Procedure to apply for the YEIDA Plot Scheme 2021:
Yamuna expressway plot scheme 2021 online application began on March 1, 2021. Interested buyers for industrial and residential plots have to register on the YEIDA website and fill in the application form for participating in the lottery. If the application form is downloaded from the website, 500 rupees and 18% GST are to be paid to YEIDA. The application form can also be purchased from a select list of banks mentioned in the brochure. The registration fee for participating in the lottery is equivalent to 10% of the total premium of the plot area. This needs to be paid at the time of submitting the form. The amount, however, is refundable in case an interested buyer fails to win the lucky draw.

Buyers interested in buying plots under the Yamuna expressway authority plots scheme 2021 must fulfil the following criteria as prescribed in the brochure:

Payment Options for the YEIDA Plot Scheme 2021
YEIDA is offering three types of payment options to the applicants for buying plots under the Yeida industrial plot scheme 2021:

- Option A- Buyers must pay 100% of the total premium of the plot, including the registration fees, within 60 days from the date of issue of the allotment letter.
- Option B- Buyers must pay 50% of the total premium of the plot, including the registration fees within 60 days from the date of issue of the allotment letter and the remaining 50% in two equal half-yearly instalments from the 61st day of the allotment.
- Option C- Buyers must pay 30% of the total premium of the plot, including the registration fees within 60 days from the date of issue of the allotment letter and the remaining 70% in 10 half-yearly instalments from the 61st day of the allotment.
The lucky draw conducted on July 7, 2021, was based on the payment option selected by the applicant.
Allotment process for the YEIDA Jewar Airport plot scheme 2021:
The YEIDA is in charge of allocating plots and housing units to interested buyers through lotteries. For the recently launched Yamuna expressway authority industrial plot scheme 2021, YEIDA organized a computerized lucky draw based on the random number technique.
Initially, the Yamuna expressway authority plots scheme 2021 draw date was fixed on May 5 this year. However, with the spread of the pandemic, it was later postponed to July 7, 2021. YEIDA allowed only 10% of the applicants to be present at the draw site to avoid commotion and crowd. Provisions for reservation under YEIDA plot scheme 2021:
Under Yamuna expressway residential plot scheme 2021, around 22.5% of the vacant plots were allotted to ‘farmers’ and ‘industrial/institutional/commercial’ units, of which 17.5% were reserved for the ‘farmers’ whose lands were acquired during the process and 5% of the plots were reserved for institutional/commercial/ industrial units.

The result of Yamuna expressway authority residential plots scheme 2021 was announced on July 7, 2021. Upcoming Plot Scheme in Yamuna Expressway
The YEIDA plans to launch a residential plot scheme in sectors 17 and 22D near the upcoming Jewar airport by the end of October this year. In addition to this, Greater Noida Industrial Development Authority or GNIDA is also coming up with a built-up residential housing scheme in Sectors Xu 1, 2, and 3 by the middle of September this year.
Under the YEIDA plot scheme, YEIDA plans to put up around 1000 plots for sale, with each plot size ranging between 120 to 300 sq. m. in sectors 17 and 22 D.
GNIDA has also identified around 113 built-up buildings and plots in sectors Xu 1, Xu 2 and Xu 3, which had been left for allotment earlier. These include 12 facilities, 200 sq m each in Sector Xu 1, 16 facilities, 120 sq m each in Sector Xu 2, and 85 plots in Sector Xu 3. The buildings cost in Sector Xu 1, and Sector Xu 2 will be around Rs 85 lakh and Rs 58 lakh, respectively.

Allotment Procedure and Payment Options
For these upcoming plot schemes in Yamuna expressway 2021, the allotment would be done on a first-come, first-serve basis. Preference would be given to candidates opting to make a lump sum payment.
As far as the payment conditions are concerned, buyers will have options to pay in instalments. However, successful applicants will have to deposit 20% of the total premium from the date of issue of the allotment letter.
