Reservation Details

  • SC/ST Applicants: 21% and 2% reservation from the plots reserved for Institutional units and farmers whose land has been acquired. 
  • Persons with Disabilities: 4% horizontal reservation in both reserved and general categories, as per THE PERSONS WITH DISABILITIES ACT, 1995 & 2016. 
  • Handicapped Applicants: 4% reservation, with 1% specifically for visually impaired applicants. 
  • Certificate Requirement: Handicapped/SC/ST applicants must provide an attested certificate from a Competent Authority. 
  • Transfer to General Category: Any remaining plots after allocation to reserved categories will be transferred to the General Category. 
  • Leftover Plots: If there are fewer applicants in a reserved category, leftover plots will be included in the draw for the general category.

Premium on Plot

The rate for a residential plot under this scheme is ₹24,600.00 per sq. meter. Please note that this rate may be revised, and allottees will be responsible for any proportionate increased cost due to changes in acquisition cost, compensation, ex-gratia, etc.

Eligibility to Apply for Yeida Residential Plot Scheme in Yamuna Expressway Area

Eligibility for General Category

  • Age Requirement: The applicant/Co-applicant must be at least 18 years old on the date of issue of the scheme.
  • Nationality: All Indians and Non-Resident Indians, unless specifically prohibited by the Government of India or the U.P. Government, are eligible.
  • One Plot Rule: Eligible persons can only apply for one plot under this scheme. If you have already been allotted a residential plot/flat, you are not eligible for this scheme.
  • Family Applications: You can apply in joint names (Co-Applicant) only with immediate family members (mother/father/brother/sister/son/daughter/spouse) with proof of family relation.
  • Spousal Participation: Both spouses can participate, but if both are allotted plots, one must be surrendered within one month of allotment. Failure to do so will result in cancellation and forfeiture of registration fees.

Eligibility for Prescribed Reserved Category Applicants

  • Age Requirement: The applicant/Co-applicant must be at least 18 years old on the date of issue of the scheme.
  • Specific Eligibility: Only those applicants or establishments whose land has been acquired by Yamuna Expressway Industrial Development Authority or in Jewar Airport, and have not been allotted any residential plot/flat in earlier schemes, are eligible.

Eligible Bonafide Institution

  • Allotment and Possession: The institution must have been allotted the plot/premises on or before 30-06-2023 and declared functional by YEIDA.
  • Clearance of Dues: All payable dues must be cleared by the closing date of the scheme.
  • Recorded Names: Names of Directors/Trustees/Executive Members must be on record with YEIDA.
  • Restrictions: Charitable/Religious institutions are not eligible. Only one application per institution is allowed.

  • 100% Payment: Pay the total premium (including registration fee) within 90 days from the date of the allotment letter.
  • GST: Additional, if applicable.

Option 2: Pay in Two Parts

  • 50% Payment: Pay half of the total premium (including the registration fee) within 90 days from the date of the allotment letter.
  • Remaining 50%: Payable in two equal half-yearly instalments, calculated from the 91st day from the date of allotment, with 10.00% p.a. interest.
  • Penalty: In case of default, an additional penal interest of 13.00% p.a. (10.00% + 3%) on the defaulted amount and period, compounded half-yearly with applicable GST.

Option 3: Pay in Ten Parts

  • 30% Payment: Pay 30% of the total premium (including the registration fee) within 90 days from the date of the allotment letter.
  • Remaining 70%: Payable in ten equal half-yearly instalments, calculated from the 91st day from the date of allotment, with 10.00% p.a. interest.
  • Penalty: Similar to Option 2, a 13.00% p.a. penal interest on default.

Note: If the last date of deposit is a bank holiday, the instalment can be deposited on the next working day, treated as the last date of deposit.

Adjustment/Refund of Registration Amount

  • Successful Applicants: Registration money will be adjusted against the total payable premium.
  • Unsuccessful Applicants: Registration money will be refunded without interest if the deposit period is less than one year. If more than one year, the prevailing simple interest rate of saving A/c in SBI will be paid for the period exceeding one year.
  • Important: Applicants must mention their mobile phone numbers, Bank Account Numbers, Bank name, IFSC code, and address of the Bank in the application form for smooth refund processing.

  • Surrender After Lease Deed Execution: In case of surrender after executing the lease deed, 30% of the total premium of the plot will be deducted, and the balance will be refunded without interest.

  • You can send your application for withdrawal or surrender by registered post with acknowledgement due or personally at the reception office of the Authority against a stamped receipt.
  • The date of withdrawal/surrender will be the date the application, along with the required documents, is received by the Authority’s office.

  • The receipt of the registration form
  • Allotment letter
  • Bank Passbook
