Tamil Nadu housing board (TNHB) is a government organization established by the state government in 1947 to provide affordable and quality housing units to the state’s people. Originally called the “City Improvement Trust”, it was developed into a full-fledged organization in 1961 and was renamed as the “Tamil Nadu Housing Board”. It is currently under the control of the Department of Housing and Urban Development.

Tamil Nadu Housing Board Allotment

Allotments for two categories of units, namely “Residential Units” and “Commercial Units”, are made through TAMIL NADU HOUSING BOARD Scheme. Under Residential Units, developed plots, flats, and houses are available. Under Commercial units, shops, plots, or sites for the development of schools, religious or public institutions are available.

Allotments are made to the applicants who are divided into four categories based on their incomes. The categories include-

  • Economically Weaker Section (EWS)
  • Lower Income Group (LIG)
  • Middle Income Group (MIG)
  • Higher Income Group (HIG)

The allotments are made by the allotment committee constituted by TNHB, District Revenue Authorities, and the government.

Tamil Nadu Housing Board Allotment Rules

TNHB allots residential units by inviting applications from the general public through advertisements in leading newspapers. The application forms may be obtained from the respective City Division/Mofussil Unit as mentioned in the ad either in person or through a post on payment of the prescribed fee. Allotments are generally made through a system of “drawal of a lot” held in the presence of the general public.

There are three available payment modes/schemes in case of allotment. They are-

  • Hire Purchase Basis: In this, an allottee needs to pay only about 40% of the total cost as the Initial Deposit within 21 days from the date of receipt of the allotment order. The balance amount will have to be paid within 5 to 14 years in equated monthly instalments.
  • Outright Purchase Basis: In this, an allottee has to pay the unit’s total cost within 30 days from the date of receipt of the allotment order.
  • Self-finance Basis: An allottee has to pay the entire cost before it is completed and handed over to the allottees. In other words, TNHB receives the cost of the building in advance from the allottees in a phased manner even before the completion of the building. 

Tamil Nadu Housing Board Allotment Details 

To be eligible for allotment under the TNHB scheme, an applicant must be 21 years of age at the time of issuance. In addition, they should be a native of Tamil Nadu. Further, the applicant or his family members (spouse/minor children) should not have previously acquired a house/flat/plot through TNHB schemes. Allotments are reserved for specific categories, including ST, SC, differently-abled persons, and more.

Tamil Nadu Housing Board Chennai New Projects 2023

Some of the prominent new projects of TNHB for the year 2023 includes:

  • 102 HIG Flats in Chennai (under self-finance scheme)

These flats will be equipped with rainwater harvesting systems, UG sewage systems, 13 passenger lifts, 3 phase power supply, and borewells for adequate water supply. The common area will have power backup facilities fuelled by solar energy. There will be proper lighting in the common room with power-saving CFL lights.

  • 240 flats in Shenoy Nagar, Chennai (under self-finance scheme)

Of the 240 flats, 150 are HIG flats spanning between 1149-1314 sq. ft. The other 90 are MIG flats with an area of 898 sq. ft. each. The cost per unit sq. ft. for both HIG and MIG flats is Rs 9700. This site is adjacent to the Shenoy Nagar Skating Park and is only 0.5 km away from the metro station. Moreover, the CMBT bus terminus is only 5 km away from it. Furthermore, it is only 1 km away from the Billroth Hospital.

  • 72 HIG houses at Chennai Under self-finance scheme:

The size of each flat is between 1561-1584 sq. ft., and the cost per unit sq ft. is estimated to be around Rs 10500. Moreover, the site provides excellent connectivity. It is only 0.5 km from the metro station, whereas the CMBT Bus terminus is only 3 km away from the site.

Tamil Nadu Housing Scheme Eligibility Criteria

Prospective applicants must meet the following criteria in order to successfully apply for the scheme-

  • The applicant must be at least 21 years old.
  • The candidate must be a Tamil Nadu native.
  • The applicant cannot own any land or properties obtained through other state government housing programmes.
  • To be eligible for any income group, the applicant must be employed.

Income Groups for Tamil Nadu Housing Scheme

The criteria for different categories of flats varies as per income category.

  • EWS Flats – up to INR 12,000 per month
  • LIG Flats – INR 12,001- INR 18,000 per month
  • MIG Flats – INR 18,001- INR 37,000 per month
