- रेंटल एग्रीमेंट/किरायानामा - अपना एग्रीमेंट एक बार फिर देखिए, देखें कि साइन करते समय आपने कौन से नियम और शर्तें मानी थीं। नोटिस पीरियड(खाली करने की सूचना का समय) के बारे में आपके क्या कर्त्तव्य हैं, सिक्योरिटी डिपॉज़िट वापस कैसे पाएँ और घर खाली करते समय अपार्टमेंट की दशा क्या है यह देखना जरूरी है। इन शर्तों का अगर आप सही ढंग से पालन नहीं करते हैं तो आपको या तो पेनल्टी देनी पड़ेगी या सिक्योरिटी डिपॉज़िट में से आपके पैसे कटेंगे। अगर आप अपने मकान मालिक से मनमुटाव के साथ घर खाली करेंगे तो आपकी क्रेडिट रेटिंग,रेफरेन्सेज़ और सिक्योरिटी डिपॉज़िट दॉँव पर लग जाएँगे।
- जल्दी घर खाली करने की स्थिति में - अपने मकान मालिक से अच्छे संबंध बनाए रखना हमेशा चीज़ों को आसान करने में आपकी मदद करता है और इस प्रक्रिया की मुश्किलों को कम करता है। जैसे कि, कुछ अप्रत्याशित हालातों में, अगर आपको समय से पहले घर खाली करना पड़ा तो, मकान मालिक से अच्छे संबंध पेनल्टी कम करने में या नहीं देने में मददगार रहेंगे। बस अपने हालात के बारे में मकान मालिक को जल्द से जल्द बताएँ। अगर आपके मकान मालिक से संबंध अच्छे हैं, तो वे हालातों को आसानी से समझेंगे। नया किराएदार ढूँढने में उनकी मदद करने का प्रस्ताव रखिए, जिससे उन्हें अच्छा लगेगा| अच्छा किराएदार जल्दी ढूँढने के लिए आप उनके घर को नोब्रोकर/NoBroker की लिस्ट में शामिल करने में उनकी मदद कर सकते हैं। ऐसा करने पर मकान के खाली रहने की अवधि का किराया भरने की आप पर कोई जिम्मेदारी भी नहीं रहेगी।
- अपने अधिकारों के बारे में जानिए - अगर आपके मकान मालिक ने लीज(किराये के अनुबंध) की शर्तों को तोड़ा है तो, आपको लीज खत्म होने से पहले ही बिना किसी पूर्व नोटिस/सूचना के घर खाली करने का पूरा अधिकार है। जब बात जल्दी घर खाली करने की हो तो हर किसी को सिक्योरिटी डिपॉज़िट (मकान मालिक के पास जमा सुरक्षा राशि ) वापस पाने की चिंता रहती है। अगर आपने एग्रीमेंट की सभी शर्तें मानी है और प्रॉपर्टी/मकान का कोई बहुत बड़ा और न सुधरने वाला नुकसान नहीं किया है तो आपको आपका ज़्यादा से ज़्यादा डिपाजिट(जमा राशि) वापस मिल सकता है।
- घर खाली करना - वैसे तो आमतौर पर अब पैकर्स एंड मूवर्स को बुलाया जाता है, लेकिन घर खाली करने से पहले आप खुद सारी चीज़ें देख लें। कुछ फर्नीचर मकान मालिक का हो सकता है और कुछ आपका लाया हुआ होगा। इसके आधार पर आप यह ध्यान रखें कि पैकर्स एंड मूवर्स वाले छाँट लें कि क्या ले जाना है और क्या पीछे छोड़ना है। इससे आपको जो चीज़ें नए घर में नहीं ले जानी है उन्हें अलग करने में मदद मिलेगी और जिस घर में अभी आप रह रहे हैं वो भी जितना हो सके व्यवस्थित रहेगा। याद रखिए, आपकी पीछे छोड़ी हुई बेकार चीज़ों से छुटकारा पाना मकान मालिक की ज़िम्मेदारी नहीं है।
- अच्छी तरह जाँच करें- वैसे तो पहले से ख़राब चीज़ों के लिए आप जिम्मेदार नहीं हैं, फिर भी यह ज़रूरी है कि आप उन खराब वस्तुओं का हिसाब/ रिकॉर्ड रखें। आप जैसे ही नए घर में आते हैं, तभी सब लिख लेना अच्छा होता है ताकि कभी कोई दिक्कत आए तो आपके पास सबूत रहे। साथ ही, अपने मकान मालिक को किसी भी टूट फूट या उपकरण के खराब होने पर या ठीक से नहीं चलने पर इसकी जानकारी जल्द से जल्द लिखित में दें।
- अपने मकान मालिक के अधिकारों को जानें - आपके रहते हुए कुछ छोटे मोटे बदलाव होते हैं, जैसे दीवारों में दरारें, पेंट फ़ीका पड़ जाना आदि जो कि सामान्य है। अगर आपने खुद मकान को नुकसान पहुँचाया है तो मकान मालिक आपसे उसकी सफाई और मरम्मत करवाने के पैसे ले सकता है। ऐसा करने से मकान ठीक रहता है और हमेशा किराये पर देने के लिए तैयार रहता है। घर खाली करने से पहले उसकी अच्छी तरह से सफ़ाई कर देनी चाहिए। अगर आप ऐसा नहीं करते हैं तो मकान मालिक या तो आपसे किसी को बुलवा कर सफाई करवाने के लिए कह सकता है या आपके डिपॉज़िट (जमा राशि ) में से पैसे काट सकता है।
