Family of four looking to shift within central Bangalore and confused between Cunningham Road and Richmond Town. Cunningham Road has Cubbon Park nearby and feels cleaner but parking is terrible and pubs make it noisy at night. Richmond Town has old Bangalore charm and good schools but water supply issues and Hosur Road traffic are real problems. Anyone who has actually lived in both areas with kids, which one is better for daily family life?

Some residents feel footpaths are getting damaged, trees are reducing, and regular maintainance is missing. Others say the area still looks better than many parts of the city. Some people say roads become quiet after office hours, and the area feels less active at night...others mention parking problems, crowded roadside spots, and trouble finding space. My lease on Cunningham Road is up for renewal next month and the landlord is straightaway asking for a 10% hike. I have been staying here for 3 yrs and every year the increase keeps getting higher...with the new rent rules and deposit cap changes in 2026, I want to know if other tenants in this area are also facing the same kind of hike or is there any chance to negotiate.

I stay near Cunningham Road and last summer was really bad with water coming at odd times and the air feeling heavy and dusty most days...this year the heat has already started...BWSSB is saying no water problem this time but some areas are already struggling and the air quality has been pretty bad this April too. Anyone else living around Cunningham Road, how is your water and air situation this summer compared to last year?

Staying near Cunningham Road and every time I have a flight I have to start 2 hrs early because of that Hebbal and Bellary Road traffic...they have been saying Blue Line metro will connect to airport soon...first it was Dec 2026, then they said Silk Board to KR Puram section by end of 2026, and actual airport stretch pushed to 2027...even trial runs are getting delayed because depot work is not done. Has anyone been tracking the real progress? Will this actually happen or is it going to be another 2028-29 story?

I browsed through some of the property sites, and all are showing Cunningham Road starting from 14k per sq ft but when I actually called a few brokers last week, they were quoting anywhere between 17k to 25k depending on the building and floor...one guy even said 31k for a newer project near Embassy Palace side. The online rates and what brokers actually tell you on call are very different. Anyone who recently bought or enquired in Cunningham Road area, what numbers are you hearing from brokers on ground?

Richmond Town all day for families 👨👩👧 👨👩👧 the school game is unbeatable, Bishop Cotton, Baldwin, Cathedral, Frank Anthony, all within walking distance...yes water tankers come 2-3 times a month in summer but every old Bangalore area has that issue. Cunningham Road has the noise from pubs after 10pm, not great with small kids 😴😴😴

i went to water monkey cafe last weekend and it was truly magical...u can also check out dolci for good italian food..head to champaca bookstore in vasanth nagar too if you're in the neighborhood..they've great collection and has a quiet vibe

Daily Bakehouse is a good choice for a quick brunch. Toscano is an Italian-style restaurant and one of my favourites. For the weekend, Öz by Kebapçi is the best.

La Couronne Patisserie on Cunningham Road is a hidden gem 🥐🥐🥐 weekend brunch has live music, beetroot bagel and white rose latte are 🔥🔥🔥🔥 Owner Sophia even gives complimentary cinnamon rolls sometimes. 😅😅😅 way better vibe than the big hotel buffets and easier on the wallet...

Don't miss Serious Slice if you’re a pizza snob.. it’s become the new go-to this year. The area is definitely becoming more European with these high-end Italian spots popping up. It’s way more relaxed than Indiranagar but with the same level of food quality:)

For luxury...UB City on Vittal Mallya Road is still top...Louis Vuitton, Gucci, Apple, all there...The Collective has Versace, Marc Jacobs and other big brands...but some t-shirts are 36,000 rs 😅😅😅 great for window shopping and spotting supercars 🏎️🏎️🏎️

Go stand on any ORR stretch or Whitefield main road...zero trees, no footpath, just dust. Cunningham Road still has rain trees and a walkable stretch near Cubbon Park side. Not 2010 level but still one of the greener roads in Bangalore. Don't panic, but don't ignore either!! 🤷🤷🤷

compared to other areas, it is still better but not like it used to be before honestly..this year's heatwaves have made it obvious ig..the loss of even a few heritage trees on this road has spiked the temperature😣😣😣

Cunningham Road still looks better than most areas, but yes, there are broken footpaths, tree loss, and uneven maintenance that are slowly affecting its old charm. So it’s more partly preserved than fully protected right now.

One resident posted on reddit directly, saying she doesn't feel safe at nights because of the pubs. That's the answer. Daytime it's premium, nighttime it's a pub exit zone. Drunk arguments near parking spots, loud crowd spilling onto roads. Too many bars, zero crowd management.😠😠😠

the area is super safe and busy during the day but feels deserted and oddly quiet at night...plus, with more commercial hubs opening, the roadside is always choked with delivery bikes and haphazardly parked cars..so rating is bound to drop😕😕

Same story here my landlord asked flat 10% 😤 3 years, zero complaints, always paid on time...told him I'll move out, suddenly came down to 6%. They don't want vacancy in this market, use that as leverage 💪

AQI going bad is not some mystery...count the number of construction sites within 1 km of Cunningham Road. Metro work, building demolitions, road digging, plus all the luxury apartment projects coming up...none of them cover their sites or sprinkle water on debris. We're breathing cement dust daily. BBMP should fine these builders but nobody cares🤷 🤷 🤷 🤷

its horrible this year compared to last one..the heat is also unbearable..and so is the water situation...the real issue is the groundwater. Most of the old bungalow borewells in the cunningham road have finally hit rock bottom. If your building depends on a borewell to supplement Cauvery you’re in for a rough May dude...

I drive on ORR daily and the pillars and station structures are genuinely coming up fast...BEML has started delivering coaches too. This is not a paper project anymore, the physical work is visible everywhere. Yes deadlines keep shifting but the project is not stuck. I'd say late 2027 for full airport connectivity is realistic. Not perfect but it's moving...

honestly just stick to the KIA-7 Vayu Vajra or the train from Cantonment Station...the blue line is basically a 2028 life goal at this point.. Even when it opens, the switch at KR Puram or Nagawara with heavy luggage is going to be a hassle

Brokers always quote high on call to test how serious you are...the actual registration value and deal closing price is always 15-20% below what they first tell you...if a broker says 25k, the real deal will close around 20-21k. Never take the first number seriously. Ask for recent registration data from the sub-registrar office, that tells you the real picture.

It's the Cunningham Tax.. you're not just buying a house.. you're buying the fact that you're 2 mins from Golf Club and 5 mins from MG Road. my advice..don't trust the 'starting from' prices. Those are usually for the ground floor or a compact unit facing a wall. If you want a higher floor or a view of the greenery...add 2k-3k easily
