Living near Munnekollal main road makes daily life very easy. Groceries and small eateries are everywhere so getting stuff late night is sorted. Water supply gets a bit trickier during peak summer, but otherwise things run fine here.

Sewage lines near the layout entrance keep overflowing every time rain comes. Water tankers charge almost 1500 per trip now. Roads inside are totally broken, making simple driving a daily headache for all of us staying here.

Autos at the main junction straight away ask 150 to go to Marathahalli bridge. Evening traffic gets stuck completely near the signal, but rent here is around 22k which is manageable compared to outer ring road side.

Roads are narrow but getting cabs here is not a problem. Plenty of small mess food places and pharmacies are open till late night, so very easy for anyone staying short term. Streets get dark early though.

Everything needed for daily home run is just a short walk away. Small vegetables stalls and kirana shops are everywhere. Street lights were put up properly on the main cross, so late evening walks feel safe enough.

Rent yield is decent because of proximity to Marathahalli and ITPL belt, around 28k for a 2BHK. But road quality inside the cross streets is poor and garbage piles up on corners... reduces tenant retention IMO.

Getting out of the layout during 9 AM office hours takes 20 minutes minimum. Mud on the road makes walking impossible when it rains. TBH the whole stretch is dusty and loud all day long.

Main road gets chaotic in the evenings with street vendors and parked bikes blocking traffic. But basic things like clinics, bakeries, and daily provisions are right around the corner. Overall quite practical to live here.

Very congested area with vehicles parked on both sides of the narrow lanes. Finding space for a car is near impossible, but you get plenty of quick food options and tea shops within two minutes walk.

Water supply is given only for 2 hours in the morning. Road condition is terrible near the main drain line, potholes everywhere. Autos overcharge like crazy near the main stand... better to rely on your own bike.
