Block V is a centrally located residential neighborhood in Sector 12, Noida with pin code 201301. It is surrounded by Block Z, P Block, and Sector 11, situated near the Noida Cricket Stadium. The neighborhood offers a mature, family-friendly vibe with proximity to Priyadarshini Park, Gandhi Smarak Vidyalaya, Modern School, and Metro Multispeciality Hospital. Residents use the Noida Sector 16 Metro Station on the Blue Line located 4.1 km away. The property price in Block V Sector 12 Noida is around Rs. 12,500 per sq. ft. for 2 BHK and 3 BHK builder floors. Steady demand exists for independent houses and renovated residential units.
I usually head to Sector 18 or the nearby Spice Mall for movies since there aren't many cool cafes right in the block.
Sector 12 is at a saturation point.. so growth will be driven by the quality of individual redevelopments. focus on properties closer to main roads
the area is green and feels pleasant..houses are not much spacious but its mangaeable. there are good gyms, parks, hospitals etc nearby too
one thing to watch out for is the monkeys... they are literally everywhere in Sector 12 and make sitting in the balcony impossible
Renting a floor here is quite cheap and the neighborhood is very green. The only massive headache is the monkey population... they completely take over the balconies, making it impossible to sit outside.
Living here is comfortable since everything like the local Sector 12 market and pharmacies are at walking distance. The increasing commercialization inside the block lanes is ruining the quiet vibe though.
Priyadarshini Park is very close for regular evening walks and the neighborhood feels incredibly safe. Street lights on all the internal lanes function perfectly every single night.
Travelling to the Sector 62 IT hub is fast via Amaltash Marg, but peak hour traffic gets tightly jammed. Autos charge flat rates instead of using meters, which gets highly irritating.
This block is a solid, old residential space where major spots like Metro Multispeciality Hospital are nearby. Water timing is fixed but supply is clean and sufficient for daily tasks.
Walking around the lanes is difficult because outside vehicles block the gates and corners completely. People park randomly everywhere inside the residential space, leaving very little room to move.
Finding a proper spot to park a car here is an absolute nightmare during evening hours. The internal roads are too narrow for two-way traffic when vehicles are parked on both sides.
Rental demand stays high due to the close distance to major corporate hubs and commercial sectors. Individual builder floors give excellent regular returns since the area is centrally located in Noida.
Standard rooms are easily available at affordable prices here. You get good cheap food options like Sagar Chole Bhature right around the corner, though the inside lanes look a bit dusty.
Main roads around the block get completely waterlogged even during short summer rains due to choked drains. It creates a massive muck right outside, slowing down the foot traffic completely.
Finding a decent place here on reasonable rent is quite easy compared to central areas. Local markets for daily vegetables and grocery items are right around the corner, though getting an auto late evening takes time.
Authority water supply timing is very erratic in V Block. Pressure gets extremely low on upper floors, forcing us to use pumps or arrange private tankers. Internal sector roads are wide enough though, so parking inside is fine.
Sector parks are clean and well maintained for morning or evening walks. Basic stationery shops and daily stores are nearby, but street lights on a few back lanes stay flickering or off at night... overall safe residential area.
Peak hour traffic around Sector 12 and 22 crossroads signal is totally jammed every evening. Takes at least 15 to 20 minutes to cross that patch towards the main expressway route. Driving a car here daily is exhausting.
Living here is very quiet and peaceful compared to the busy market sectors. Daily household necessities are easily available within walking distance. Open garbage dumping on roadside corners near the boundary wall is the only issue...
Morning walks inside the sector internal lanes are pleasant because outside traffic doesn't come inside. Footpaths along the main sector road are broken in places though, so walking on the side of the road needs caution.
Parking a car near the sector market area during weekend evenings is a headache. Lanes get packed with cars parked on both sides, so coming on a bike or taking an e-rickshaw from the nearest metro stop is better.
Steady rental demand in Sector 12 due to good road connectivity towards major office hubs and commercial blocks. Property rates are reasonable for the location, making it a safe option for regular rental income.
Shared e-rickshaws to the nearest metro station cost around 10 to 15 rupees only. Plenty of cheap food joints, tiffin vendors, and photocopy shops around V Block, so monthly living budget stays fully managed.
Summer power cuts and sudden voltage drops during daytime hamper daily business work. Main road gets decent customer walk-ins for local service shops, but roadside drains overflow badly during heavy monsoon rains.
