Rental demand stays high in this area because of the close distance to Golf Course Road offices. Getting 35k rent easily for decent flats. Only issue is the internal roads get choked with parkings during peak hours.
Too much noise from construction and heavy trucks near the main sector road. Dust builds up inside the house within hours. Autos overcharge like crazy from the sector main gate, asking 100 rupees for short distances.
Everything for daily needs is right here. Local shops, chemists, and vegetable stalls are just a 2 minute walk away. The small sector parks are well maintained and green, nice place to live quietly with family.
Decent area to stay if you have your own bike or car. Cab drivers take time to find the exact house numbers inside the sector blocks. Main roads get blocked near the signals during peak evening commute hours.
Garbage is just tossed near the corner plot near our block and smells bad. Nobody cleans it for days. Street dogs are another big issue at night, almost impossible to walk peacefully after 10 PM.
Very peaceful neighborhood compared to other crowded parts of Gurgaon. Getting daily home deliveries is fast. Electricity supply is mostly sorted here, power cuts are rare except during peak summer monsoon months.
Sector 52 is okayish for long term value. Location advantage is there for sure, but drainage on the outer road is bad. A small rain leads to waterlogging near the entry gate for 2 hours.
