Land rates are not cheap here but the area is developing and has seen constant upgrades in recent years so appreciation can be expected. Rental demand is good because of private companies nearby
Huda City Centre metro is super close so office commute is basic. Rent for a 1BHK around 18k which is decent for Gurgaon. Only headache is power cuts in peak summer... backup is an absolute must here TBH.
Living near Tau Devi Lal Stadium is main character energy for morning walks, super peaceful! Local markets have all daily stuff sorted. But water pressure in the evenings is lowkey tragic... gotta rely on private tankers way too often.
Subhash Chowk signal during peak hours is pure road rage, takes 20 mins just to cross one intersection. But Medanta is literally next door for emergencies and daily markets are walking distance. Safe streets at night, so decent overall.
Cyber City is like 15 mins away via auto, so daily travel is fast AF. Tiffins and quick bite spots around the block are life savers. BUT the open garbage dumps near internal roads give major ICK during rainy season... smells awful.
Main market here has everything cheap, no cap. Daily grocery runs take zero effort. Main issue is autos overcharge insanely at night near the main road... literally charge 150 bucks for 2 kms. Gotta bargain every single time.
Walking on internal sector roads is risky, cars speed past narrow lanes with zero chill. Footpaths near the market are taken over by parked cars and stalls. Only good thing is chemists and general stores deliver right to the door.
Pulling up to Sector 38 for street food and cafes is lowkey a vibe! Finding a parking slot for my car on weekends gives me insane anxiety though... streets are fully choked with vehicles 24/7.
Rental yield here is solid because of Medanta staff and tech folks wanting spots close to Sohna Road. Steady returns IMO. But water supply issues and broken internal roads in monsoon are a real red flag for premium tenants.
Staying in a PG for 9k with mess included, life is sorted! Juice corners, fast food, and cheap print shops right downstairs. Highkey noisy near the main market with non-stop honking, but for student life it FR slaps.
as a shopowner, the customer footfall near the central market is crazy good, sales stay high! But delivery tempos getting stuck in traffic near Netaji Subhash Marg during evening hours delays my stock daily. Supply logistics are a headache FR.
