Phulenagar was one of the few places where I could afford a decent 1BHK. Rents here are relatively low compared to areas like Viman Nagar. However, the area is overcrowded and feels congested due to narrow lanes and poor road conditions.

I bought a 2 BHK here ten years ago, and it’s been continuously rented out. Because it's close to Yerwada, hospitals, and IT hubs like Kharadi, there's always demand for rental properties.

Safety is a concern here. I feel a bit uneasy coming home late. Some lanes are poorly lit, and the crowd around Yerwada Jail area can be unpredictable. I avoid taking inner roads after dark

From Phulenagar, I get easy access to Nagar Road, Shivaji Nagar, and even Koregaon Park. PMPML buses and shared autos are common. But there aren’t enough parks or open spaces. The environment feels urban and cramped.

Good for long-term profits. The area is developing slowly. With increasing connectivity and developing road conditions in Yerwada and Airport Road zone, I believe Phulenagar will see better infrastructure over the next few years
