Moved here a year ago for my IT job. Bus stop is 5 minutes away. Roads are mostly smooth, except a pothole or two after rain. Grocery kirana and small cafes are within walking distance. Rent is quite affordable for Pune standards.

My first investment here, land costs were low. Rental income is moderate. Metro is coming but not operational yet. I expect returns in 2–3 years, as value growth is slow currently.

The infrastructure is much better than when I first shifted, roads, water, drainage all improved. Local market is moderate but functional. School bus picks up kids easily. Traffic peaks midday but slows by afternoon. Would like more greenery.

It is a good locality. There is a small park nearby where I walk in the evenings. Neighbourhood is clean and the vibe is friendly. Grocery shops and local eateries serve good home-style food. I’d rate overall comfort and convenience high for mid-range renters.

Roads are wide and cleanliness is fairly good. Connectivity via bus and soon metro is a plus. Basic retail and healthcare are around. Tenants from IT and manufacturing are easy to find. I see steady growth ahead.
