Jambhe is a developing residential locality in Pune with the PIN code 411033. This area is located near Punawale, Ravet, and Kiwale, close to the Pawana River corridor. The neighbourhood maintains a quiet, family-friendly vibe, supported by nearby institutions such as Glory English Medium School, Crimson Anisha Global School, and Ayushree Hospital. Residents access the Wakad Chowk metro station on the Aqua Line within 8 km. Connectivity relies heavily on NH-48 and Sangavde Nere Road, reducing travel time to Hinjewadi IT Park significantly. Property rates in Jambhe range from Rs. 5,500 to Rs. 13,500 per sq. ft.
My first investment here, land costs were low. Rental income is moderate. Metro is coming but not operational yet. I expect returns in 2–3 years, as value growth is slow currently.
The infrastructure is much better than when I first shifted, roads, water, drainage all improved. Local market is moderate but functional. School bus picks up kids easily. Traffic peaks midday but slows by afternoon. Would like more greenery.
It is a good locality. There is a small park nearby where I walk in the evenings. Neighbourhood is clean and the vibe is friendly. Grocery shops and local eateries serve good home-style food. I’d rate overall comfort and convenience high for mid-range renters.
Roads are wide and cleanliness is fairly good. Connectivity via bus and soon metro is a plus. Basic retail and healthcare are around. Tenants from IT and manufacturing are easy to find. I see steady growth ahead.
The rent in Jambhe is highly affordable compared to Marunji or Wakad. The area is developing very rapidly and basic grocery shops are easily accessible near the residential buildings.
The biggest issue here is water scarcity. The municipal water supply is highly irregular, and we have to rely completely on private water tankers throughout the year, which adds to the expenses.
The environment is very peaceful and pollution-free for children. Good schools around Hinjewadi are about a 15 to 20-minute drive away, though there are no large public parks within the immediate colony layout.
Hinjewadi IT Park Phases 1 and 2 are quite close to this locality. If you have a personal bike, daily commuting becomes very easy, although some of the connecting roads are still under construction.
I have seen this place transform from a small village into an active residential hub. While the electricity supply has become much better over the years, a proper drainage network and concrete roads are still pending.
Mornings and evenings are exceptionally quiet and peaceful here, far away from the city's chaotic noise. The local people are very simple and helpful, making it a safe place for retirement life.
I visit my friends here occasionally. The layout is quite open, so finding a spot for car parking is never a major hassle, but the unpaved approach roads get heavily muddy during the monsoon season.
Land and apartment prices are currently quite low, making it the perfect time to invest. Due to its proximity to Marunji and Hinjewadi, the long-term capital appreciation potential is massive.
Its closeness to various prominent colleges makes it a decent budget option for students. Shared rooms are cheap and the local tiffin services fit perfectly within a tight pocket budget.
The immediate population density is still relatively low, so daily walk-in customer volume is limited. Better connectivity to the highway would significantly help in moving wholesale inventory smoothly.

Moved here a year ago for my IT job. Bus stop is 5 minutes away. Roads are mostly smooth, except a pothole or two after rain. Grocery kirana and small cafes are within walking distance. Rent is quite affordable for Pune standards.
