Chunabhatti is an okay area. Rent is fine but i have had issues with older buildings having limited parking space. even public parking is difficult for four wheelers. Inner lanes are congested and there's waterlogging too

Renting out properties here is easy. there's always healthy demand. But older buildings need constant maintainence in terms of plumbing and wiring. its not premium but very practical

The area is a solid pick for investment and since its close to BKC, rental yield has been strong. But new projecrs are less here and there's also competition from nearby areas like Kurla and Chembur

The local trains are easy to commute. sometimes a bit crowded but overall, its convenient. You will also find good flats here at cheaper rates than Bandra and Kurla

Chunabhatti in Sion is honestly never talked about often. I have been here for 4 years now ever since i came to Mumbai and I love the place. the closest metro is Dharavi, a bit far but i have never had problem in commuting via autos. people are so nice here. It feels safe. there are parks around and i love the Sion Fort and the maharashtra nature park nearby.

Chunabhatti offers consistent rental demand due to its proximity to Sion, Kurla, and Chembur. Entry cost is relatively low for Mumbai, making it a smart choice for mid-segment investors seeking long-term passive income and capital appreciation

I visited a friend here recently. Chunabhatti has a mix of old buildings and new flats. It's close to Sion and Kurla, so travel is easy. Not much greenery around, but there are decent shops and eateries in every lane

As an investor, I prefer areas with stable occupancy. Chunabhatti fits that perfectly—well-connected, affordable, and always in demand by students and professionals. With upcoming infrastructure projects, there’s clear scope for value growth over the next few years

I’ve been renting in Chunabhatti for a year. It's budget-friendly, has quick train access, and daily essentials nearby. Roads get crowded during rush hours, but overall, it’s a convenient option for singles or couples working in Central Mumbai.

Owned a flat here for ten years. Rental demand is consistent due to students and working professionals. It’s not posh, but it’s stable. Infrastructure is improving slowly. Noise levels are high near the railway station, but manageable elsewhere

Whats good about Chunabhatti

  • A mid-segment residential area with a large supply of 2 BHK apartments
  • Located along the Eastern Express Highway, providing sound connectivity to other areas of the city
  • The Chunabhatti Railway Station serves this region on the Harbour Line of the Mumbai Suburban Railway.
  • Excellent public transport options with multiple metro stations and bus stops nearby

What can be improved about Chunabhatti

  • Sometimes buses and trains are completely packed during rush hour.
  • Chunabhatti's interior portions may be empty at night and dangerous to wander through.
  • The older parks and gardens could not be appropriately maintained and needed restoration.
  • Most residences close to desirable locations are expensive and may not be accessible to everyone.
