Chunabhatti in Sion is honestly never talked about often. I have been here for 4 years now ever since i came to Mumbai and I love the place. the closest metro is Dharavi, a bit far but i have never had problem in commuting via autos. people are so nice here. It feels safe. there are parks around and i love the Sion Fort and the maharashtra nature park nearby.
Renting out properties here is easy. there's always healthy demand. But older buildings need constant maintainence in terms of plumbing and wiring. its not premium but very practical
Chunabhatti is an okay area. Rent is fine but i have had issues with older buildings having limited parking space. even public parking is difficult for four wheelers. Inner lanes are congested and there's waterlogging too
The area is a solid pick for investment and since its close to BKC, rental yield has been strong.But new projecrs are less here and there's also competition from nearby areas like Kurla and Chembur
The local trains are easy to commute. sometimes a bit crowded but overall, its convenient. You will also find good flats here at cheaper rates than Bandra and Kurla
