Tikri Kalan New Delhi, Delhi is a residential locality in West Delhi, developed primarily by the Delhi Development Authority (DDA) and private builders starting in the early 1990s. The area comprises multiple sectors and colonies spread across the larger West Delhi administrative zone, falling under the New Delhi parliamentary constituency. Tikri Kalan is characterized by a mixed demographic of middle to upper-middle-class families, young professionals, and established residents who value proximity to both commercial hubs and residential tranquility. The locality is anchored by major arterial roads including GT Karnal Road, Tikri Road, and the Outer Ring Road, which connect it seamlessly to central Delhi, Dwarka, and the airport corridor. Key institutions include Indraprastha University, Delhi Institute of Tool Engineering, and multiple schools like Delhi Public School. The area has evolved into a mixed-use zone with educational campuses, small-scale manufacturing units, and retail clusters. Landmarks like Tikri Border (the historic farmers' protest site), local temples, and community parks define the neighbourhood's cultural identity. The pincode of Tikri Kalan New Delhi, Delhi is 110041.
Roads inside the area are decent enough and most daily shops are close. Water has been okay for me, but parking outside the market gets messy in the evenings. Still feels like a good place to stay.
Going towards Mundka Metro in office hours takes patience because traffic builds up fast. Once I get past that stretch the day is sorted. Area is fine otherwise, just wish autos charged a bit less.
Streets here stay busy most of the day and that's normal now. Garbage pickup could be better in some pockets... apart from that I don't really have many complaints. Life goes on okay here.
I like walking around in the mornings because it feels calm before traffic starts. Footpaths are not great everywhere, so walking needs a little care, but people around are generally helpful.
I come here often for work and finding parking is always headache. Small shops are everywhere so getting things isn't a problem, but leaving the area during evening rush takes forever.
Property interest around this side is still there because the area is easy to reach. Roads can feel crowded at busy hours, but I think it works well for people looking at long term value.
Staying here is manageable if your college is on this side. Food places are enough and buses are available, but late evening getting an auto sometimes becomes annoying... happens quite often.
Deliveries are mostly smooth during the morning. After that, traffic near Tikri Kalan gets too much and customers also avoid coming at peak time. That's the only thing which really hurts business here.
I don't stay here but visit friends every few weeks. Area has all the basic shops and feels active, though dust on some roads and too much traffic make the trip less enjoyable.

Tikri Kalan New Delhi has emerged as an affordable West Delhi residential destination, attracting first-time homebuyers and young families seeking value beyond Central Delhi's premium pricing. Property appreciation has averaged 5–7% year-on-year over the past three years, driven by improved road connectivity via the Outer Ring Road and educational institution clustering around Indraprastha University. Buy prices range from Rs. 4,500 to Rs. 6,800 per sq ft for standard residential apartments, with independent houses commanding Rs. 5,200 to Rs. 7,500 per sq ft. Rental yields remain healthy at 3.2–4.1% annually, making it attractive for small investors. The locality benefits from lower congestion than South Delhi yet maintains good connectivity to employment hubs via GT Karnal Road and the airport corridor. Challenges including monsoon waterlogging and limited metro connectivity have capped appreciation, keeping the market grounded relative to adjacent Rohini and Ashok Vihar. (* As of June 2026)

Rent is still okay compared to many parts of Delhi, that's why I'm here. Daily things are easy to get nearby, but evening traffic on Rohtak Road slows everything down. If you travel every day, keep extra time only.
