Tarnaka is a premier residential and commercial locality in East Hyderabad with pin code 500007. It sits along the Inner Ring Road, bordered by sub-localities like Habsiguda, Malkajgiri, and Nacharam. This family-friendly, established neighborhood borders the massive Osmania University campus, St. Ann’s High School, and local parks, maintaining a peaceful yet active urban vibe. Residents utilize the centrally located Tarnaka Metro Station on the Blue Line. Seamless road connectivity via local TSRTC buses limits travel times to Secunderabad Junction to 15 minutes and Uppal IT SEZ to 10 minutes. In 2026, average property rates range from Rs. 7,800 to Rs. 11,000 per sq. ft. for 2 to 4 BHK apartments, backed by strong, steady rental demand.
Renting to working professionals has been smooth here. The maintenance costs are manageable but some older units miust be upgraded to attract new tenants.
Im a student and I live in a PG here which is very much packed wiith students. I
This area is close to major parts of city and has lots of shops also but during rainy seasons the roads are flooded and its kind of dangerous to move around.
Renting near Tarnaka metro station is a bit costly but the daily travel is sorted. The main issue is getting groceries in the evening because the internal lanes get heavily blocked with parked cars and delivery bikes. Walking is impossible then.
Living near the Kimtee Colony area is peaceful but the municipal water supply timing is a major headache. It comes only for 1 hour every alternate morning, so we always have to run the pumps early and keep checking the tank.
Daily travel from the Tarnaka flyover junction towards Hitech City takes forever in the mornings. The traffic block under the bridge is crazy and autos just refuse to go there. Better to take the metro if you want to reach office on time.
Lots of budget food messes and photocopy shops around the Osmania campus roads, which is great. But the streetlights in the inner lanes don't work properly at night. Feels very dark and spooky if you are walking back late from classes.
Mornings are still nice here for walks, especially around the green university edges. But the street vendors have completely taken over the footpaths near the main road now. You have to walk on the road dodging bikes, which is risky.
Getting medicines or regular checkups is very easy here since there are so many clinics and pharmacies near the main circle. Everything is within walking distance, so don't need to depend on anyone for small needs. Very comfortable area.
Running a shop near the railway hospital road is tough because there is absolutely zero parking space for customers. Traffic police constantly clear the bikes from the roadside, and it hurts daily business a lot. People just ride past.
Finding a spot to park my car near the banks and eating joints is a daily nightmare... The lanes are too narrow and always packed with local vehicles. I just prefer taking an auto now whenever I have work in this area.
Property prices around Tarnaka are solid because the metro is right here and demands for student PGs is always high. Houses never sit empty for long. Already getting good monthly rent from my residential building near the main road.
The heavy dust from the continuous traffic near the Secunderabad road junction is getting worse. Streets are always noisy and cars drive too fast even in the residential pockets, making it quite unsafe for anyone trying to cross the road.
