I bought a property here last year and have observed that the returns are slower than expected. Rental income is steady, but capital growth is not as high as Kharghar or Panvel.

Planned to move closer to my Thane office, so visited Shilphata. Realized it’s still too isolated for now. No malls, hospitals, or branded outlets nearby. Felt more like an investment zone than a fully liveable neighbourhood—at least as of now.

Society has good flats, but frequent power cuts and poor water pressure make daily life uncomfortable.

Stayed in Shilphata for 6 months. Calm environment and clean air. Best part – less noise and crowd than Thane or Dombivli.

As a bachelor working in Mahape, Shilphata is perfect. 30-minute commute and low rent. Grocery stores and medical shops are nearby.

I own a 2 BHK flat in a new society. Good building and security, but nearby roads still need proper lighting and maintenance.
