Walking inside the quieter lanes is okay in the morning, but some footpaths are uneven or blocked. Cars are parked wherever people find space. It is not a bad place to stay, just needs better walking space.
I come here regularly and driving inside Sector 4 can be slow when the roads get busy. Autos are easier than finding parking. The nearby market side has most basic things, so short visits are usually simple.
Rental demand looks steady because the area has schools, shops and regular transport around it. Builder floors and independent homes get attention from people looking for established neighbourhoods. Parking and road crowding are the main things I keep in mind.
Sector 4 works fine for students who want normal food, groceries and small shops nearby. The area is not too noisy inside the lanes. Public transport takes a little effort depending on where you need to go, so bike is better.
