Sanwal Nagar is a quiet residential pocket within Ayurvigyan Nagar, Delhi 110049, tucked into South Delhi just off the Ring Road. It borders Sadiq Nagar, Kotla Mubarakpur, and Andrews Ganj, with the Sri Aurobindo Park anchoring the neighbourhood's green cover. Residents have quick access to The Foundation School and Sama Hospital, both within a kilometre, while Moolchand Metro Station on the Violet Line is about 1 km away. The Ring Road connects the locality to the rest of South Delhi, and property rates here range from Rs. 38,000 to Rs. 48,000 per square foot. Its proximity to AIIMS and Nehru Place keeps rental demand steady among medical professionals and working families alike.
Water supply timing from DJB is very inconsistent in this part of Sadiq Nagar. Pressures drop badly during summer mornings, but having Sirifort Sports Complex and good government quarters nearby makes the surroundings peaceful.
The area is very safe and convenient with schools like The Indian School and Gargi College super close. Local markets take care of all daily groceries, though internal roads get blocked by parked cars easily.
Taking an auto to South Ext Metro costs about 30 to 40 rupees daily, making my work commute simple. Main issue is the Joseph Broz Tito Marg junction traffic during peak evening hours, which wastes at least 15 minutes.
Garbage dumping near the local colony corners is managed poorly by MCD workers. Drains also get clogged during monsoon, causing minor waterlogging near the Sadiq Nagar market road... takes hours to clear out.
Morning walks near the local DDA parks are very peaceful. Chemists and small health clinics are readily available within a 5 minute walk, though uneven footpaths make walking on the main street a bit tricky.
Finding a parking space for a car in Sanwal Nagar internal streets is an absolute nightmare. The lanes are super tight and blocked with parked bikes. I always park near Andrews Ganj side and walk down.
Property demand in Sanwal Nagar stays consistently high due to its location right next to South Ext, Andrews Ganj, and AIIMS. Small 1BHKs and 2BHKs rent out instantly to hospital staff and college students.
Staying here as a student is super convenient with Gargi, KNC, and LSR just around the corner. Food joints near Sadiq Nagar market are cheap, though late-night auto fares back from the metro can be a bit high.
Footfall in the Sadiq Nagar local market is decent throughout the day. Supply tempos face difficulty entering Sanwal Nagar lanes during peak hours because of double-parked vehicles and narrow turns.

Sanwal Nagar sits within the Sadiq Nagar micro-market, where the average asking price stands at Rs. 43,450 per square foot and average rents run around Rs. 87 to Rs. 100 per square foot. According to NoBroker's recent data, the segment has cooled slightly from its September 2025 peak, even as the surrounding South Delhi micro-market has climbed roughly 12% YoY on the back of steady demand from AIIMS-linked professionals and South Delhi families. This makes the locality a stable rather than fast-moving corner of the capital's premium housing map.
As of July 2026, the average monthly rent is around Rs. 45,000 to Rs. 4.5 Lakh per month and goes higher from there onwards.

Renting in Sanwal Nagar is great because South Extension and Lajpat Nagar metro stations are just 10 minutes away by auto. Rent is reasonable for South Delhi, though finding a parking slot in these narrow lanes is tough.
