Sanjay Basti is a residential pocket in Timarpur, Delhi, under PIN code 110054, in North Delhi near Civil Lines. It borders Mukherjee Nagar, Majnu Ka Tilla, and GTB Nagar, with Kamla Nehru Ridge (North Ridge) forming a green backdrop to the east. Residents have access to schools like Government Sarvodaya Bal Vidyalaya and hospitals such as Balak Ram Hospital within the neighbourhood. Soorghat Metro Station on the Pink Line is about 1.2 km away, and Chaudhary Fateh Singh Marg is the key connecting road through the area. Property prices here range from Rs. 6,500 to Rs. 8,700 per sq ft, and the locality continues to see steady rental demand driven by its proximity to Delhi University's North Campus
Living here is quite chill. Banarsi Das estate side is nearby for daily buying, and getting to Ring Road takes just 5 minutes on a bike. Street lights work well in most lanes now so walking around at night is fine.
Bus options from Timarpur bus stop are decent to reach central areas, but the internal lanes get terribly jammed by afternoon. Good cheap street food options near the main corner shop, but parking a car here is a big pain.
Super handy location if you study or work near Delhi University North Campus. Everything for daily life is available right on the main market street. Rent is like 8k to 10k which is totally sorted for this area.
Rental demand is always high because students and staff keep coming. Drains near the outer main road get overflowing in monsoon though... street cleanliness is so so, but getting tenants is never a problem.
Daily life is easy here. Parks near Nehru Vihar side are close enough for morning walks, and basic vegetables or medicines are all within walking distance. Gets a bit noisy on weekend evenings, but overall decent place to stay.
Garbage is just lying open near the street corner near the drain point, smell is very bad in heat. Walking on footpaths is impossible because bikes are parked everywhere. TBH I would not stay here again.
Metro access from Vishwavidyalaya is the best part. Takes just 10 rupees by sharing e-rickshaw from the main stand. Water timing is a bit annoying sometimes, but overall very convenient area for daily commute.
Traffic jam near the main entry signal every evening is a massive headache. People park cars on both sides of narrow roads, so even driving a bike out takes 20 minutes... basic civic cleaning is totally ignored here.
Found plenty of good budget eating spots around Timarpur market area. E-rickshaws are everywhere so moving to nearest metro or main road is super fast. Streets stay quite active and safe even till 10 PM.

Autos overcharge a lot near Vishwavidyalaya metro station if you want to come here. Water comes only for 2 hours in the morning and evening, rest of the day you have to manage... roads inside are very tight also.
