The area is very good as it is close to the railway station and has good bus routes but traffic jams during peak hours can be quite frustrating.

I like it here as we have been here for the last 20+ years. Everything is nearby here.

Rents are reasonable and you are able to find autos and busses easily.

I invested here due to its proximity to commercial zones and due to this inding tenants isn’t hard.

overall rent is quite reasonable for 2BHK around 15k...also Erragadda metro station and Sanath Nagar bus depot make traveling to work easy. But auto guys near the railway station stage demand crazy fares..

St. Theresa’s Hospital nearby is good for medical emergencies especially if u have elderly at home..The main issue in Czech Colony lanes is poor GHMC drainage clearing during heavy rains, water logging happens fast.

Schools like Hindu Public School are right within the area, so kid commute is easy. But evening traffic jam near Vimal Theater junction is absolute headache. Taking car out after 6 PM takes forever...

Hard to get evening parking anywhere on main road near Sanman Tiffins. Roads are packed with commercial vehicles from industrial area. Good thing is Metro connectivity via Bharat Nagar side keeps office commute doable.

Streetlights stay broken for days unless someone follows up... area feels quite rundown compared to nearby SR Nagar.

KLN Yadav Park maintenance has gone downhill recently, walking tracks are not kept clean. Old footpaths along main stretch are blocked by shop hoardings... elders have to walk on main road amidst heavy traffic.

Love stopping by Bawarchi or local biryani spots near Balkampet side. Finding bike parking is ok, but car parking is impossible. Roads are way too narrow for present day vehicular traffic.

Rental demand from ESI hospital and industrial zone employees is high. Houses rent out fast. Main negative is municipal drinking water supply timing is very erratic in summer...

Staying in PG near Erragadda metro. Cheap food joints and mess centers are plenty around. Metro makes reaching Ameerpet coaching institutes super fast, takes barely 10 minutes.

so close to begumpet airport..and the traffic gets annoying..but i like the vibrant surroundings. so well lit and so many cafes and parks nearby..i love going to Krishna Kanth Park
