If you work in Infosys or around Uppal this is a great place. The roads are geneally empty by 10.30 pm.
It’s peaceful and rent is affordable, but there are very less food joints delivery options and its very problematic as I can't cook.
Rental yields are modest, but stable. I rarely have vacancies, but I do spend more on property upkeep here compared to city properties.
Getting to the IT park from here is very easy by auto or bike, takes me just 10 minutes. The internal roads inside Pocharam are mostly wide and free of traffic in the mornings, which saves a lot of time daily.
Water supply is a big headache in this area. We get GHMC water only for 2 hours every alternate morning, and if you miss that timing, you have to buy costly private tankers. Rents are cheap but water scene is bad..
Pocharam is quite calm compared to the main city areas, so evenings are peaceful for a stroll. But the local streetlights near the bypass junction do not work properly, making it very dark and unsafe to walk after 7 PM.
Plenty of budget food messes and curry points near the main road here, very good for students. You can get a full meals for just 60 rupees, and PG rents are also not costly compared to Madhapur side.
Bought a flat here and life is sorted. Everything needed for daily running like supermarkets, vegetable shops, and clinics are within walking distance, so no need to take the car out for every small item.
Power cuts happen too often in this area, sometimes for 3 or 4 hours during the day. It completely stops my work and affects all small shops around here. The electricity department takes forever to fix it.
There are some really good schools around this area, so transport is no issue. The streets are also mostly safe during the day, and it feels like a decent, quiet neighborhood to raise kids without city noise.
Parking is a major issue near the local market area on weekends. The roads get totally blocked with bikes and autos everywhere, and it easily takes 20 minutes just to cross that small stretch. Better to come by walk.
RTC buses from the Pocharam stop are very frequent if you want to go towards Secunderabad or Uppal. The transport is well sorted for daily travelers, TBH you do not even need your own vehicle to live here comfortably.
The drainage system in the whole area is completely broken. Even a small 30 minute rain causes heavy flooding on the roads, and dirty water enters the ground floors. Waste of money buying property in this locality.
