This is a small town. Here, the Ashtavinayak temple is very famous and a tourist attraction. This locality is well known for its scenic beauty and greenery.

मुलांच्या शिक्षणासाठी जवळच महात्मा गांधी विद्यालय आणि अण्णासाहेब आवटे कॉलेज आहेत, ही सर्वात मोठी सोय आहे. आरोग्यासाठी उपजिल्हा रुग्णालय आणि खाजगी क्लिनिक्स जवळच आहेत. मुलांसाठी सुरक्षित वातावरण आणि अभ्यासासाठी पोषक वातावरण असल्याने कुटुंबासाठी हे राहण्यास योग्य ठिकाण आहे.

मी मंचरमधील सहकारी बँक क्षेत्रात काम करतो. पाटीलवाडा परिसर गावाच्या अगदी मध्यभागी असल्याने बँका आणि सरकारी कार्यालये जवळ आहेत. प्रवासासाठी मंचर बस स्थानक हाकेच्या अंतरावर आहे. कामाच्या निमित्ताने फिरणाऱ्या लोकांसाठी हा परिसर अतिशय सोयीचा आणि सुरक्षित आहे.

अनेक वर्षांपासून मी इथे राहतोय. घरगुती खरेदीसाठी मंचरची मुख्य बाजारपेठ आणि आठवडे बाजार अगदी जवळ भरतो. आध्यात्मिक शांतीसाठी जवळच मुक्तादेवी मंदिर आहे. पुणे-नाशिक हायवेला लागून असूनही या भागात गावाकडचा जिव्हाळा टिकून आहे. येथे सर्व जीवनावश्यक वस्तू वेळेवर आणि सहज मिळतात.

निवृत्तीनंतर शांत राहण्यासाठी पाटीलवाडा उत्तम आहे. सकाळी फिरण्यासाठी घोडेगाव रोड कडील मोकळी हवा मिळते. आरोग्याची काळजी घेण्यासाठी जवळच तज्ज्ञ डॉक्टरांची क्लिनिक्स आहेत. ज्येष्ठ नागरिक कट्टा आणि शेजाऱ्यांमधील जुन्या संस्कृतीचा आपुलकीचा ओलावा आजही इथे टिकून असल्याने खूप सुरक्षित आणि समाधानी वाटते.

There are no fancy bars or big malls, so if you want to watch a movie, you have to drive down to the local Vikas Theater

While land prices have risen..they are still much lower than the Chakan belt. patilwada is good for anyone looking for growing manchar real estate

rent is low and the area is overally good..the noise from the Grampanchayat road can be a bit much during the day

safe area to live temporarily...public transport is not great so better to have your own vehcile here

Rent is dirt cheap here but the rooms are very old. The biggest issue is water comes only for 1 hour in the morning, so you must wake up early daily to fill your buckets.

Everything is at walking distance, whether you want the daily market or a local clinic. The internal lanes are extremely narrow though, so bringing a car inside is a massive headache.

The streets are generally safe during the day and schools are close by. But the main problem is the complete absence of any open playground or park in the immediate area.

Going towards the Pune-Nashik highway for ST buses is easy on a bike. The evening traffic bottleneck near the ST stand market area is a daily mess that kills a lot of time.

It is a decent, familiar place to live with helpful neighbors all around. The main market is just a minute away, though the open gutters on some side lanes smell quite bad.

Walking in the afternoon is peaceful but evenings get too chaotic. Two-wheelers speed recklessly through the tight residential gullies, making it very risky for older people to step out.

Finding a parking space for a four-wheeler anywhere near this cluster is totally impossible. You have to park way out on the main road and walk through the packed lanes.

Property prices are low but rental returns are also very limited. It is mostly local workers looking for cheap rooms, so do not expect high-paying tenants or massive appreciation here.

Staying here is very economical for students and budget food messes are right around the corner. The biggest annoyance is the terrible mobile network reception inside these thick-walled old houses.

Garbage collection is very irregular and waste keeps piling up near the corners. During the weekly market days, the entire approach road gets completely choked with illegal stalls, blocking my shop front.

Renting in Patilwada is super budget-friendly, and Manchar bus stand is within walking distance. Gets very dark in the inner lanes at night due to poor streetlights, but daily connectivity towards Pune or Narayangaon is easy.

Local veggie market and grocery shops are just around the corner, which makes daily living smooth. Main issue is heavy traffic jam near Pune-Nashik highway junction during peak hours... constant dust and honking.

Schools and private coaching centers are close by, so morning routines run smoothly. Main road traffic drives too fast near the entry lane though, so crossing streets with small kids requires extra care.

ST buses and private cruisers from Manchar bus stand make traveling towards Chakan industrial belt very convenient. Water supply comes only for limited hours in the morning, so filling overhead tanks daily is a must.

Waste pickup by local authorities happens, but open garbage spots near old alley corners stay messy till afternoon. It is a busy and loud area during daytime, but overall life here is comfortable.

Morning walks in the quiet residential alleys before 8 AM are pleasant. Main street footpaths are mostly broken or occupied by shop vendors though, making evening walks quite uncomfortable due to heavy two-wheeler traffic.

Parking a car near Patilwada inner lanes is a huge pain because roads are narrow and double-parking is common. Better to park along the main market area and walk inside on foot.

Steady rental demand from workers employed in nearby Chakan or Rajgurunagar industrial zones. Land rates are affordable, though slow internal road upgrades keep overall property appreciation moderate.

Room rents and mess charges around Manchar are super cheap for students. ST bus connectivity to local colleges is very reliable. Not much for late-night food options, but daytime budget eateries are everywhere.

Delivery tempos struggle to unload stock during afternoon rush hours due to narrow access roads in Patilwada. Market footfall is good for local retail trade, but poor traffic management causes daily delays.
