Lakshmi nagar, Mudichur place has water logging issue when there is heavy rain, but it is new, cleaner, and more peaceful than central city, It offers minimal bus connectivity to inner city and railway station is 4 kms away. Overall it offers balanced suburban lifestyle with growing infrastructure close to schools, hospitals, grocery, and dining options.

My plot in Lakshmi Nagar has risen from Rs. 4,100 to nearly Rs. 6,000 per square foot in four years. Close to Tambaram and GST Road, tenants are mostly young couples. Waterlogging in monsoon remains my biggest maintenance concern.

Bharath petrol bunk on Mudichur Main Road costs Rs. 8,500 monthly. Groceries and banks are walkable, GST Road commute is easy by auto, though the station is 4 km off and roads flood in rain.
