It’s quiet and affordable, though getting to the city center takes some time if you don’t drive.

Rent here is affordable but buses aren’t very frequent, so it’s a bad place for people who don't have vehicles.

The area feels safe overall, and society living is decent. But it’s still catching up in terms of proper road access and street drainage.

The area has potential, but you need to be selective. Some plots have unclear titles or pending approvals, so do your homework.

Demand from budget-conscious tenants keeps returns stable. I wouldn’t expect major appreciation yet, but the groundwork is being laid.

I rented a flat in Phursungi to stay close to SP Infocity where I work. The rent is practically half of what you pay in Magarpatta which helps me save a lot. The construction dust from all the new towers is a major annoyance honestlyy

my building relies heavily on private water tankers which means we face constant water cuts during the summer

the air quality here has dropped over the last couple of years because of the heavy trucks. The noise from the constant concrete mixers on the main roads makes it hard to enjoy a quiet evening on the balcony:/

public transport is not great here. buses are always crowded..also commuting during peak office hours is incredibly frustrating because the Sasvad road stretch gets totally jammed
