It’s a very quiet residential area considering how busy Saligramam is. I love that I can walk to the Corporation Park in Devaraj Nagar for a quick evening stroll but roads can get bad during rains
The main issue we face as owners is the aging drainage system in Saligramam. During heavy monsoons..the Devaraj Nagar Main Roadwaterlog quickly. We’ve been pushing the corporation to relay the roads properly for a while. On the plus side though the area is extremely safe. I never worry about my family walking home late.
roads feel congested inside..parking will be terrible if u have four wheelers..some buildings provide space but thats also limited..
One thing to watch out for is the narrow road in certain interior parts of Devraj Nagar. It can limit the type of commercial development you can plan..
Vadapalani metro is close by, making the daily work travel easy. Bus connectivity is also great from the main road. The main junction gets jammed in the evening but daily life is sorted.
Rent is fair but houses are old. All grocery shops, supermarkets, and local vegetable stalls are within a short walk. Water supply comes only for 2 hours every morning.
Internal roads are very narrow and have broken pavement patches. Walking is risky because delivery bikes zip through these tight lanes without blowing horns. No proper footpaths.
Great zone for students or bachelors sharing flats. Plenty of budget eateries, mess halls, and fast food joints near the main street lines. The streets feel completely secure at night.
Commercial footfall is high due to the dense residential population around. Local body cleaners clear the garbage regularly. Only problem is zero parking space for customer cars.
Power supply is quite stable with very few cuts here. The neighborhood is safe and streets are well lit at night. Pharmacies and local clinics are just a 2 minute walk away.
Many preschools, schools, and children's hospitals are within 1 km distance. The area stays lively until late night, so safety is not an issue. Streets get very crowded though.
I come here for studio work often. The traffic congestion during peak hours is a massive pain. Finding a spot to park a car on the colony roads is absolutely impossible.
High rental values because media and office workers prefer this central city layout. Basic sewage lines work fine during normal days. Properties get rented out very quickly.
The area gets heavily waterlogged even during normal monsoon rains. Water enters the low lying streets and takes days to clear out. The inner drains are completely old and choked.
