Maintenance can be a challenge because the streets are narrow and the density of people is very high...I had to ensure my house has internal parking because leaving a vehicle outside is just asking for trouble. T
we have everything close by be it mangolpuri fish market or Marble market..We also have plenty of local parks too, like diamond park where I go for my morning walks. It is a very lively atmosphere
Block S is family friendly so it attracts lots of families and young people also who want budget living and close to key areas. I invested in a small building here and it stays 100% occupied year-round..
The noise pollution from the main road and the industrial area nearby is a bit of a downside. I’ve had to soundproof some of the windows to get some peace during the day.
Affordable area, rents are low and that is the main draw. Dense and a bit chaotic on the main road but inside the block it is quieter than you'd expect. Bus stop is close, metro needs an auto ride.
Bought a flat in Block S because entry prices were practical and the block has a settled residential feel. Sanjay Gandhi Memorial is close for any medical need. Not a premium locality by any stretch but it is functional and familiar.
Industrial areas nearby keep the commute short for most days. Getting to NSP or beyond needs more time. Outer Ring Road helps but peak hour traffic near Mangolpuri Flyover slows things considerably. A bike makes daily life much easier here.
Block S is a dense area and it shows, inner lanes get crowded and garbage pickup is irregular on some stretches. Aggarsen Park saves the mornings though. Been here many years and manage fine but infrastructure upkeep has not kept pace with the population.
Schools are close and the block park is decent for evenings. Streets inside feel safe enough during the day. Area is on the crowded side which is not ideal but for the rent and school access, it works out.
Demand for 1 BHK units here stays consistent, working-class tenants prefer this area for the low rents and industrial proximity. Vacancy is rarely long. Entry cost is low and returns are steady if you are not chasing premium yield.
Manageable area to get to from the main road. Katran Market is worth a visit if you know what you're looking for. Gets crowded and noisy mid-day but moving around inside is fine once you get the hang of the lanes.
Maharaja Agrasen and Bhagwan Parshuram Institute are both reachable from here. PG rents are among the lowest in this part of Delhi which matters. Food is basic but cheap. Area is rough around the edges but workable on a student budget.
Mangolpuri Industrial Area being close keeps supply runs short. Inner lanes are narrow and loading near the market stretch is always tight. Footfall inside the block is decent for essentials but do not expect much walk-in traffic beyond that.
Block S is quiet enough in the early mornings, Mangolpuri S-Block Park is good for a walk before the area gets busy. SGM Hospital close by is a comfort. Footpaths on a few inner lanes need work, uneven in patches.
