Rajinder nagar in general is very vibrant and lively but block 18 is a bit older part..and feels cramped and noisy

Maintaining these older buildings is a constant struggle against the aging sewer lines of Old Rajinder Nagar. While the location is prime the civic infrastructure hasn't kept pace with the high crowd

if you’re a bachelor or an aspirant this is the center of the universe. My 1 bhk costs me 18,000, and the landlords here are very used to student tenants. The noise levels are high because of the coaching centers and PGs surrounding every corner.

student demand is crazy here..Land rates are quite high, often touching 85,000 per sq. ft. for plots with clear titles. It’s a very liquid market where properties sell quickly if they are priced even slightly below the market rate...

Block 18 feels like a high energy neighborhood. its not ur typical Delhi, but has a very distinct hustle charm..great for students.. i usually go to kaarobar cafe for my quick study sessions and caffeine hit:)

Rent is on the higher side here, no denying that. But Karol Bagh Metro is close, autos are available most of the time, and daily needs are sorted nearby. For the access you get, it's manageable.

BLK Max being so close is a genuine relief. Streets inside Block 18 are mostly clean, the area feels calm in the mornings, and parking is okayish if you're back before 8. Happy here overall.

Metro from Karol Bagh gets me to work in under 40 minutes, that's the main reason I stay here. Autos on the main road are easy. Evening traffic builds up near Rajendra Park side but nothing extreme.

Quiet residential feel, most things for daily use are walking distance. Internal lanes are narrow but you get used to it. Not flashy, just a solid area to live in. Been here years and no complaints.

Schools are close which makes mornings less stressful. Vivekananda Park is decent for kids in the evening. But weekend parking near the market stretch is a real mess, nobody follows any lane sense there.

Rates around 18k per sq ft right now and demand for independent floors is steady. Rental yield is decent given the metro access. Older buildings in the block need attention though, that drags resale value a bit.

Come here often enough to know it well. Getting around is fine if you know the inner lanes, otherwise the one-ways will confuse you. Feels safe, autos don't overcharge too badly. Not a bad area at all.

PG rents here are too high for what you get. Food options are okay but limited. Garbage piles up near a few inner streets on some days. Metro access is the only real saving grace TBH.

Deliveries are a daily headache. Lanes are narrow, loading near the market stretch is always a fight for space, and parking enforcement is completely random. If your work needs vehicles moving through here, budget extra time every day.

Footpaths on half the streets are broken or missing, very hard to walk. Mornings near Rajendra Park are fine but the inner lanes at night have no proper lighting. Needs fixing, nobody seems to care.

Real Estate Market Trends and the Rental Demand in Block 18, Old Rajinder Nagar

Block 18 Old Rajinder Nagar remains a high-demand Central Delhi enclave in 2026. Property prices average Rs. 18,704 per sq ft, marking a 32% YoY growth. High rental demand from UPSC aspirants keeps monthly rents for 2 BHK units between Rs. 35,000 and Rs. 55,000, with yields near 4%. Appreciation is driven by the area's proximity to premier coaching hubs and the Karol Bagh Metro. While student-centric demand fuels prices, the lack of new large-scale residential projects sustains high resale values. Infrastructural density and premium hospital access like BLK-Max continue to support strong property valuation.

As of May 2026, the rental price for serviced apartments ranges from Rs. 20,000 to Rs. 80,000, which can go higher, depending on the property type and location.
