About Begam Vihar, Sector 33

Begam Vihar, PIN code 110099, is a residential pocket of Sector 33 in Rohini, north-west Delhi, bordered by Begampur Extension, Rohini Extension and Sector 32 Rohini. The locality leans on the green stretch of Rohini Sector 22 Running Park nearby and depends on North Ex Public School and Shree Aggarsain International Hospital for everyday needs. Rithala on the Delhi Metro Red Line is the nearest metro station, about 3.9 km away, while Begumpur–Barwala Road forms the main link connecting the sector to the rest of the city. Property here is currently priced between Rs. 4,200 and Rs. 5,200 per sq ft, noticeably cheaper than Rohini's more established sectors. This affordability, combined with steady road and metro upgrades, keeps rental demand healthy among young working professionals and families moving out of central Delhi.

Rents are very reasonable here around 7k for a decent place. E-rickshaws are available everywhere to reach Rithala metro station... takes barely 15 minutes. Daily grocery items and street markets are easily reachable on foot.

Traffic near Begumpur chowk during peak morning hours is a proper pain. Internal lanes are super narrow and people park cars randomly everywhere. Takes almost 25 minutes just to cross the main road signal on a bike.

TBH it is a budget friendly area if you stay in PG or shared flat. Local food joints near main market sell cheap meals and auto connection to Rithala is totally sorted. Streets stay busy till late night.

Small neighborhood shops are close by so getting daily milk and veggies is quick. Main problem is bad footpaths for walking in the evening. Open drains in internal lanes also smell bad during summer days... otherwise area is calm.

Water supply is given only for 1 hour in the morning and pressure is quite low. Road conditions inside Sector 33 are bad with potholes everywhere. Garbage dumping near vacant plots makes the whole street dirty.

Parking space is zero near shop lanes on Kanjhawala Road side. Loading tempo trucks get stuck in traffic jams daily because streets are tightly packed. Municipality never cleans the roadside drains regularly here.

Living here is fine for daily needs since everything is nearby. Electric rickshaws run constantly towards Sector 24 and Rithala. Main issue is power cuts during high summer heat... people somehow manage with inverters.

Property prices here are very decent compared to main Rohini sectors. Good scope for rental income from working people needing cheap places near metro belt. Roads connecting to Rohini Sector 22 are wide enough.

Main roads near Sector 33 are decently wide but driving inside Begam Vihar lanes is tricky. Better to park your car near main road and take e-rickshaw. Plenty of local pharmacies and small shops around.

Local private schools and tuition centers are close by in the sector. Area feels safe during daytime and basic necessities are found nearby. Parks inside Rohini Sector 32 are easily reached on bike for evening play.
