Balaji Layout, tucked inside Bedarahalli under PIN code 560091, is a residential locality in West Bangalore, surrounded by Nagarbhavi, Sunkadakatte, and Herohalli. Gandhi Park and the Sri Lakshmi Venkateshwara Temple anchor the neighbourhood, while New Baldwin Public School and Anupama Hospital sit within a few minutes' walk of most homes. Jnanabharathi Metro Station on the Purple Line is the nearest metro link, about 6.5 km away, and Magadi Main Road is the primary corridor connecting the layout to the rest of the city. Property rates here range from Rs. 5,500 to Rs. 9,000 per sq ft. Affordable pricing, a cluster of CBSE schools, and easy access to Peenya and Rajajinagar keep rental demand steady among students and working professionals.
Daily traffic near the Bedarahalli junction is an absolute pain during office hours. The roads inside the layout are so narrow that two cars can barely cross. You end up wasting 20 minutes just trying to get out to Magadi road.
Very peaceful place to live with family. there are hospitals and small clinics..temples also within walking distance..streets are broad enough and streetlights work fine, so walking around at night is safe. Everything from veggies to basic medicines is available right around the corner.
PG options and small food joints are everywhere here, which is super handy. Buses from the main stop are frequent enough for daily commute. NGL the area gets a bit dark late at night, but otherwise it is fine.
Garbage is just left on the roadside near the main corner here, smells really bad in the afternoon. Drains are not cleared properly before rains, so water accumulates quickly. Footpaths are completely missing on most internal streets...
rent is super cheap but buildings are way old and infrastructure...not so great..water supply gets a bit of an issue sometimes..but overall its fine for temporary living
Cauvery water supply comes only on fixed days in the morning, so managing storage is a constant hassle. Tankers are needed frequently during hot months. Except for the water problem, life here is quite comfortable and quiet.
Finding parking space when visiting friends here is a nightmare. People park their vehicles on both sides of the narrow lanes, leaving no room to maneuver a big car. IMO it is okay if you come on a bike.
Schools and preschools are very close by, which saves a lot of travel time. there is anupama hospital right infront of our house..The local BBMP park is kept reasonably clean for evening walks. It is a nice residential pocket overall if you have a vehicle.
Property values here are decent, but road condition is very poor in the interior pockets. Potholes are everywhere after rainy days and basic street repairs take forever. Rental demand is good mainly due to reasonable rates.
