Property rate is around 16k per sq ft and 2 BHK demand is strong. Proximity to Ambattur IT corridors and the Green Line metro makes rental yield pretty good. Independent houses here move fast when listed.
Come here regularly and the area is easy to get around once you know it. Collector Nagar bus stop is handy. The Madras-Tiruvallur High Road stretch gets slow in peak hours but nothing unusual for Chennai.
Staying in a PG here. Food options are limited inside the colony, have to go towards Mogappair or Anna Nagar for decent eating spots. Bus connectivity is okay but late nights are a problem, very few options.
Deliveries through the inner lanes are fine, roads are decent. But parking near the Aavin Junction stretch gets tight during peak hours. Footpath encroachment near the main road makes unloading a bit of a daily juggle.
Morning walks inside the colony are peaceful, not much traffic early on. Footpaths could be better on a few stretches. Frontier Lifeline and MMM Hospital being close by is genuinely reassuring at this age. Nice quiet area.
