Sector 93 is a rapidly expanding residential sub-locality in New Gurgaon, Haryana with pin code 122505. It lies close to Pataudi Road, bordering other fast-growing sectors like Sector 89, Sector 90, and Sector 92. This developing, family-friendly area features Lotus Rise World School, Aarvy Healthcare Super Speciality Hospital, and neighborhood parks, offering an emerging suburban lifestyle vibe. Residents connect via local buses to the Millennium City Centre Metro Station on the Yellow Line located 15 kilometers away. Direct proximity to the Dwarka Expressway and NH-48 cuts travel times to IMT Manesar to 15 minutes and Cyber City to 30 minutes. In 2026, average property rates range from Rs. 9,500 to Rs. 13,500 per sq. ft. for 2 to 3 BHK high-rise apartments and builder floors, driven by massive mid-segment buyer demand.
Rents are reasonable, but the roads outside the societies could use some work.
I bought an apartment here and I like it here shops and transport is good.
I picked up a property here a while ago, and though prices haven’t jumped massively, they’ve held well.
This is a good place to live if you like quite surroundings.
Renting here is much lighter on the pocket compared to central Gurgaon, and the high-rise societies are quite modern. But the internal sector roads are broken and dusty, making a simple grocery run to the local market a major pain.
Living in Sector 93 means dealing with huge water issues daily. We are completely dependent on expensive water tankers because the regular authority supply is almost non-existent. The maintenance bills keep piling up just to keep the basic water running.
Travelling to Cyber City every morning from here is a big test of patience. The Pataudi Road bottleneck crawls forever, and cabs often cancel because the entry roads are full of potholes. Not a smooth place if you travel daily.
Finding budget PGs or decent street food corners is very difficult in this sector since it is mostly premium gated high-rises. There are barely any local auto stands around, so you completely rely on online apps for moving out.
The sector is definitely greener now and has massive open spaces compared to the older parts of Gurgaon. However, the outer service lanes are pitch dark at night because half of the streetlights never work. Walking anywhere after 8 PM is risky.
Getting daily medicines or finding a clinic is very handy with Aarvy Healthcare being so close by. The main sector layout is quiet, far from the city noise, which makes it very peaceful for spending mornings outside.
Setting up a commercial shop here is risky because there is zero foot traffic on the sector roads. Everything happens inside the gated societies, and the main roads are too dusty and broken for customers to stop their cars.
Visiting friends here during the monsoon is an absolute disaster... The internal sector lanes turn into muddy lakes instantly and cars get stuck in huge hidden potholes. The drainage system across this whole belt is completely missing.
Capital appreciation around Sector 93 is moving up steadily due to its proximity to the Dwarka Expressway. Rental demand from corporate professionals is solid, making it an excellent spot for long-term residential investments. Flats fill up fast.
The sector roads are wide but vehicles drive blindly without any speed breakers or traffic signals. It feels very unsafe to cross the road, and the constant dust from heavy dumper trucks makes the evening air completely unbreathable.
