I work in Noida and commute daily by metro. Sector 89 is quite decent in that way—nearest metro isn't too far and shared autos are easily available. Rent is manageable compared to Gurgaon. There are some good local eateries and one gym I really like.

I invested here in 2022. The area is part of the developing zones in Greater Faridabad, and you can clearly see growth happening. Roads have improved, some schools and hospitals are already functional. Rental inquiries have gone up steadily. It's not prime yet, but in 5–7 years, the value should multiply.

Have been staying in Sector 89 for almost 8 years. Initially it was pretty empty, but now many families have moved in. Roads have improved, and the overall cleanliness has also gotten better. It’s a peaceful area, and our society is well-managed. My kids go to school nearby and there’s a decent hospital just 10 minutes away.

Sector 89 has become a nice place for young professionals. I shifted here last year as I work in Gurgaon and wanted a quieter area with lesser rent. It’s peaceful, and you’ll find local shops, fruit vendors, and even some trendy cafes coming up. I like the community feel here.

I own a flat here but live in Gurugram, and I’ve been renting it out for the last 3 years. The demand is decent, mostly from young couples and professionals. Maintenance issues come up sometimes, especially during rains. But otherwise, the tenants usually like the quietness and open spaces compared to more crowded sectors.

Whats good about Sector 89

  • Property prices are generally lower compared to central Faridabad or Delhi.
  • Many properties are relatively new, offering modern designs and amenities within housing societies.
  • Being in a developing area means there's potential for infrastructure improvements and property value appreciation over time.
  • As a sector, it often features wider roads and planned layouts compared to older, unplanned colonies.
  • Access to schools, colleges, and basic healthcare facilities is improving within the Neharpar region.

What can be improved about Sector 89

  • The nearest metro and railway stations are several kilometres away.
  • Reaching major employment hubs requires daily commuting, which can take time depending on traffic.
  • As the area is still growing, residents might experience disruptions related to construction activities nearby.
  • While basic shops exist, options for large supermarkets, diverse restaurants, or big shopping malls require travelling to other sectors.
  • Some civic amenities or internal sector roads might still be under development or require upgrades.
