Saini Colony is a developing residential locality in Sohna, Haryana, with pin code 122103. It is situated near sub-localities like Band Colony, Rajoria Nagar, and Laxmi Mod Colony. This area is characterised by its family-friendly vibe and proximity to GD Goenka World School and Vardaan Hospital. Residents enjoy being near Sohna Main Market and leisure spots like Sohna Fort. Key roads include NH-248A and Damdama Lake Road, allowing a 50-minute drive to IGI Airport. In 2026, property rate is around Rs. 7,850 per sq. ft. for builder floors and plots.
Water and electricity are mostly stable, but we do face occasional long cuts during peak summer. also you won't find high end bars or fancy cafes inside the colony..it gives a slow living small town vibe
One thing I struggle with is the lack of proper sewage planning in some parts of the older colony blocks. We often have to coordinate as a community to get things fixed.
Saini colony is not the most happening place but if you want to save money while staying connected to the main office hubs it’s a smart compromise.
The rental yield is very stable because of the workforce from IMT Sohna and the various educational institutions nearby. If you build a multi-story builder floor, you can easily rent out 1bhk units
Rent is still okay compared to many nearby areas. Daily things are easy to get from Sohna Main Market and getting onto NH-248A is simple. Roads inside are not perfect but I don't find it a big issue.
I like the quiet feel here. Most daily needs are close and Vardaan Hospital is nearby if needed. Traffic is there during busy hours but rest of the day this area feels relaxed enough.
Schools around are a big plus and streets feel decent during the day. Kids can play outside in many lanes, only evening traffic near the main road gets little annoying sometimes.
Going towards Gurgaon takes time during office hours, that's my only complaint. Rest is fine, shops are close and I somehow manage the daily travel without much trouble.
Water supply is mostly okay but some days timing changes... not a huge problem once you adjust. Area is calm and neighbours are helpful, so I still don't mind staying here.
Walking around in the morning feels nice because roads are not too noisy then. Medical help is close enough and basic shops are nearby, that makes daily life easy for me.
Parking becomes a headache whenever I visit in the evening. Some lanes feel narrow and finding space for a car takes longer than it should. Otherwise people around are quite friendly.
Property prices still look reasonable for this side of Sohna IMO. The area has good demand from families and basic things are already around, that's why I keep an eye on it.
Autos are not always easy to get when classes end, especially if you're in a hurry. I usually wait extra 10 or 15 minutes, bit frustrating honestly.
Deliveries get delayed because traffic builds up near NH-248A at busy time. Dust on some roads is another pain, customers also mention it now and then.

I moved here recently because Gurgaon rents were honestly getting ridiculous. here I’ve got a fairly spacious flat for about 14,000, which is unheard of near Cyber City. The commute is the real test though, I spend a lot of time on the Sohna Elevated Road.
