The best route is via Tilak Road and Law College Road; it’s a smooth drive if you beat the morning rush. It’s a perfect blend of tradition and modern work-life.

I love this area because it’s so family-friendly. My children attend the nearby Ahilyadevi High School, which is very convenient. For health needs, the Kotbagi Hospital is just a short drive away. We frequently spend our evenings at the beautiful Peshwe Park, which is a lovely spot for the kids to play and enjoy some fresh air in the city.

Phatak Baug is an absolute treasure for those who love Pune’s heritage. Walking through the narrow, historic lanes of Sadashiv Peth feels like stepping back in time. Everything is walking distance—from traditional markets to famous misal joints. It’s not just a place to live; it’s a place to experience the authentic, soulful spirit of Pune every single day.

सशिव पेठेतला शांत परिसर एकाग्रतेसाठी खूप मदत करतो. तसेच, जवळच अनेक मेस आणि खानावळी असल्याने जेवणाची सोय सहज होते. शहराच्या मध्यवर्ती भागात असूनही इथे अभ्यासासाठी हवी असलेली शांतता मिळते, त्यामुळे करिअरच्या दृष्टीने हे ठिकाण माझ्यासाठी अत्यंत सोयीस्कर आहे.

Staying in Phatak Baug has been quite comfortable for me. The area feels calm despite being close to busy parts like Deccan Gymkhana. I usually travel via Lal Bahadur Shastri Road, and it hardly takes time to reach work. Evening walks near the Mutha River are a big plus.

Traffic gets totally jammed near Alka Talkies circle during peak hours, making the exit towards the main roads super slow. Morning travel is a daily test of patience, NGL.

Lots of cheap mess options and photocopy shops around this pocket since it is close to major colleges. The lanes are narrow and parking a bike is a big headache though... always crowded.

It is a very safe and quiet residential pocket once you move inside the main lanes. Neighbors are helpful and the traditional sweet shops and temples are all within a five minute walk.

The footpaths here are completely broken or used for parking scooters, so walking in the evening is very difficult. Streetlights are also dynamic, some days they work and some days they don't.

Footfall is steady because the area has a mix of students and old families. My only complaint is the irregular garbage collection van timing, sometimes they skip our lane entirely for two days.

Getting an auto from here to the station is easy since the main road is close. But finding a spot to park a car is next to impossible... better to just use public transport.

Rental yield is highly consistent due to the heavy student and young professional demand in Pune. Properties are old but the central location keeps the land value extremely high.

Basic dispensaries, coaching classes, and schools are located very close by which saves a lot of travel time. Wish there was a big open playground nearby though, the lanes are too tight.

Taking an auto to Garware College Metro station takes 10 minutes and costs around 30 rupees. Transit to work is easy, but getting back via Tilak Road in the evening is painful because traffic moves at a crawl daily.

Garbage collection near colony corners in Phatak Baug is very irregular. Drains choke up during heavy monsoon rain and the lower lanes turn into muddy pools... double parked cars make walking on the narrow road annoying too.
