Madipakkam suits investors looking for balance between affordability and growth. The population mix is good, and the locality keeps developing

Its very close to my office and there are quite a lot of shops nearby. Despite all of this the area is too hot and without AC homes its very tough.

The community is calm, and amenities are good. Property tax is reasonable, but the occasional flooding near low-lying stretches is something that still needs fixing.

Rent is affordable, and there’s a good balance of tradition and modern convenience. The only issue is the mosquitoes during monsoon.

It’s not a flashy market, but it’s stable. The area’s growth is supported by nearby infrastructure projects, and property values have risen gradually.

Madipakkam is a nice residential area with all basic facilities nearby - grocery shops, temples, clinics, and even good schools. It feels like a proper residential locality, not too crowded and not too far from city hotspots. But during the rainy season, some roads tend to flood, which becomes a headache.

Had a service call in Madipakkam. Streets are packed with independent houses and flats. Very active locality. Felt like a neighbourhood with good social atmosphere.

I bought a flat in Madipakkam 5 years ago. Good location, near Velachery and airport. Water supply is okay now, and area is calm. My family feels safe here. Value of property is slowly going up.

Visited Chennai to see properties. Madipakkam looks like a family area. Local people, temples, shops all around. Not fancy, but decent place.

Madipakkam is growing slowly. Lot of houses, small apartments. Rent demand is there due to nearby offices. Price is not too high. But drainage and waste issues still there in some streets.

My parents like Madipakkam because of the temples and peaceful environment. For me, the best part is the availability of small eateries, tiffin centres, and quick transport options. But the area doesn’t have many modern shopping or entertainment centres, which limits weekend plans.

Whats good about Madipakkam

  • Excellent connectivity to major employment hubs
  • Well-developed social infrastructure with quality schools and hospitals
