Evening traffic near the main Sector 39 corner signal is an absolute nightmare, adds 20 minutes to my travel daily. The lanes inside the block are also very tight when big luxury cars are parked on both sides.
Extremely safe residential environment with regular police patrolling and a very active RWA. Having Ryan International School close by is handy, though water accumulation on the lower block roads during heavy rains is an issue.
Walking inside the block is very calm because of the greenery and the well-kept ONGC Park. However, the broken sidewalks and delivery bikes speeding through the internal gates make morning strolls a bit stressful.
The residential crowd here has great spending capacity, which helps high-end home delivery businesses. The main issue is loading vans get zero parking space because the internal streets are always blocked by resident cars.
Property prices here are soaring, touching 20k per square foot easily. It is a solid investment hub because of its location near the main administrative offices and the Blue line metro, rental demand never goes down.
Garbage collection is very regular and the wide roads stay clean. Only problem is the low water pressure on the second and third floors during summers, everyone has to install heavy booster pumps to manage.
Visiting people here by car is a proper headache since there is absolutely no space for visitor parking inside the lanes. The entry guards at the gates also ask too many repetitive questions every single time.
Streets are completely peaceful and the District Hospital is nearby for emergencies. A very comfortable neighborhood for a family life, just wish the internal sector roads had fewer speed bumps.
