Avanti Nagar is decent area but slightly expensive for the space you get. Streets can be busy, especially near Basheer Bagh road. Schools, shops, and transport options are nearby.
Renting a place here is quite costly, easily 25k for a small flat, but everything is close by. You can walk to supermarkets and cafes within 5 minutes, though finding car parking on the street is a nightmare.
Living in Avanti Nagar is very peaceful despite being right in the middle of the city. The internal lanes are clean and cut off from the heavy traffic noise of the main Basheer Bagh junction.
The local streets feel safe even after dark, but there are no proper open spaces or parks within walking distance. Footpaths are also completely blocked by parked bikes, making it tough to walk around safely.
Commuting is super sorted because Assembly metro station is just a short walk away. It saves so much time daily, but getting out of the lanes onto the main road during 6 PM peak hours is a huge mess.
Water timings are fixed for just 2 hours every alternate day, so you must store it properly. If you miss the time, managing is a headache, though the general civic maintenance in the lanes is okayish.
Medical stores, clinics, and diagnostic centres are available right around the corner, which is very helpful. The only issue is the heavy dust and noise from the continuous vehicle movement on the nearby main roads.
Getting an auto or cab from here is very quick, but they always ask for extra money because of the heavy traffic around the flyover side. Better to just walk to the metro if you can.
Property prices here stay very high because it is a prime central area. Demand for commercial spaces and corporate flats is always there, making it a solid place for rental income.
The area is way too expensive for bachelors and there are hardly any cheap mess options or local street food stalls inside the colony. You have to travel towards Himayatnagar side just for pocket-friendly meals.
The drainage lines here are totally choked and even a small 30-minute shower causes water to pool up instantly. It takes hours to clear out... making the lanes completely messy and unusable.
