Alapakkam is seeing steady demand from tenants working in Porur and DLF IT Park. Rental yield is moderate, and land rates have gone up slowly. The location is strategic, with decent access to Alapakkam Main Road and Porur Link Road. A good long-term bet.
We own a flat here and rent it to a small family. It’s close to workplaces and schools, which makes it easy to find tenants. Groceries and pharmacies are just a walk away. Roads are okay, but public transport can improve.
I stay here in a 1BHK with a friend. The rent is budget-friendly, and most streets are quiet. There are lots of local stores and a decent park nearby. Getting autos is easy, but I wish there were better cycle paths or sidewalks.
Alapakkam is not flashy, but that’s what makes it good for investment. Prices are still reasonable compared to Porur or KK Nagar. Connectivity is fine, and civic amenities are improving slowly. I expect appreciation in 4–5 years.
Alapakkam feels more like a developing suburb. Plenty of apartments and builder-floor homes around. You’ll find decent eateries and gyms within a short drive. Buses are frequent, but no metro yet.

It is closer to parks, malls, and entertainment spots are easily accessible. And the area is quite and calm living. Best fit for families and working professionals.
This locality has easier connectivity and closer to all main attractions like Vadaplanai murugan kovil, and Maduravoyul junction are closer from this area.
I've stayed in Alapakkam for over a decade now. The place has changed a lot—more apartments, more shops. It’s a peaceful area overall. We have good schools and hospitals around. Only thing is, drainage during heavy rain could be better.
