I spent a weekend at a friend’s place in Abbaiah Reddy Layout and found it surprisingly well-planned. It’s quieter than nearby commercial areas, and there are plenty of food joints and bakeries within a short radius. I did notice that buses don’t enter the layout often, and autos usually overcharge from the main road.
Having owned a property here for over 10 years, I’ve seen the locality grow in all the right ways—wider roads, better drainage, and new residential complexes. Security has also improved a lot, especially with gated communities becoming common. I do wish the BBMP would prioritize better waste segregation and regular sweeping of interior lanes.
From an investment point of view, this area checks multiple boxes. Rental yields are stable, and tenant turnover is relatively low, especially among IT professionals. The only drawback is the limited parking space in older buildings, which might affect rental value slightly. Still, considering its location and infrastructure, the returns are reliable.
Abbaiah Reddy Layout in Kaggadasapura is a calm and well-located area in East Bangalore. It's close to Bagmane Tech Park, making it a good choice for working professionals. Families will find schools, parks, clinics, and grocery shops nearby. Major issues like drainage and road quality like they have narrow roads and limited parking. Students and working professionals choose this area for its budget-friendly rentals, PGs, and food spots available from here. Overall, this place is good for working professionals and families who works near this area.
The locality suits people who prefer peaceful living. Open spaces make walks pleasant. On the negative side road conditions inside the layout need improvement.
The area works well for long term residential ownership and maintenance is manageable. Civic upgrades and road repairs happen slowly.
The biggest advantage of living here is the quick commute to my office in Bagmane Tech Park. Groceries, schools, and clinics are all within walking distance, which makes daily life hassle-free. The roads are decent, but parking around smaller lanes is still a problem, especially on weekends. Public transport inside the layout isn’t frequent, so having a two-wheeler really helps.
