I spent a weekend at a friend’s place in Abbaiah Reddy Layout and found it surprisingly well-planned. It’s quieter than nearby commercial areas, and there are plenty of food joints and bakeries within a short radius. I did notice that buses don’t enter the layout often, and autos usually overcharge from the main road.
Having owned a property here for over 10 years, I’ve seen the locality grow in all the right ways—wider roads, better drainage, and new residential complexes. Security has also improved a lot, especially with gated communities becoming common. I do wish the BBMP would prioritize better waste segregation and regular sweeping of interior lanes.
From an investment point of view, this area checks multiple boxes. Rental yields are stable, and tenant turnover is relatively low, especially among IT professionals.
