I invested in Shewalewadi around 2018. Back then, it was quite underdeveloped, but I saw potential due to its location. Now with more residential projects and schools nearby, demand has picked up. Appreciation is happening slowly, but rental demand is stable.
I’ve stayed here for a long time. It’s not very flashy, but it’s a comfortable place. Neighbours are friendly, and we have a good community. Local kirana shops, chemists, and a decent school are all nearby. The area is quiet, good for families. Commute can be a bit of a hassle if you don’t have a car, but otherwise fine.
Went to Shewalewadi for a clinic appointment. The place felt clean and open compared to central Pune. It’s not too crowded, and I could find parking easily. Local autos are available, but not very frequent. The area still has a semi-rural feel, but changing fast. Seemed like a good spot for peaceful living.
I’ve lived in Shewalewadi for 6 months now. It’s still developing, but I like the open spaces. Parking is never a problem, and traffic’s light compared to other parts of Pune. No malls yet, but small shops and eateries are coming up. Society is clean and has good security.
Shewalewadi is one of those areas that people ignored before. But now, slowly, builders are coming in, and tenants too. I rent out 2 flats here. Tenants are mostly IT or college students. Roads are a concern, and drainage work is still ongoing, but rents are regular and flats don’t stay vacant for long.
Shewalewadi is much quieter. and rental flats are much cheaper than in Kharadi. But the area during rain gets muddy and very congested due to waterlogging.
The area is safe and family oriented. There are many plant nurseries here. But there's a visible lack of malls and parks in Shewalewadi. Public transport is also weak
We are living in a gated sociey for the past 6 years. the area has improved with many shops and markets coming up. But still powerbackup and water supply is an issue in many blocks
Living here means you get more open spaces and there's good breathability but the downside is the lack of many social infrastructure. Good malls and cafes are far and there's limited transport links
Shewalewadi still needs some years to develop. No doubt there are many apartment buildings here so rental yield is steady but infrastructure wise, it is behind. many blocks lack proper street lighting and there's limited number of malls and hospitals in the region
मगरपट्टा सिटी आयटी पार्क इथून फक्त ६ ते ७ किमी अंतरावर आहे. त्यामुळे मगरपट्टामध्ये काम करणाऱ्यांसाठी ये-जा करणे सोपे होते. हा परिसर पुणे-सोलापूर महामार्गाला अगदी जवळ असल्यामुळे पुणे शहरात किंवा बाहेर प्रवास करणे सोपे होते. हडपसर किंवा मगरपट्टा यांच्या तुलनेत येथील मालमत्तांचे दर अधिक परवडणारे आहेत, ज्यामुळे हे बजेटमध्ये बसणाऱ्या कुटुंबांसाठी चांगला पर्याय आहे. परिसराच्या जवळ The Lexicon School आणि Orchids The International School यांसारख्या चांगल्या शाळा मांजरी आणि हडपसर भागात उपलब्ध आहेत. सह्याद्री सुपर स्पेशालिटी हॉस्पिटल हडपसर , नोबेल हॉस्पिटल स्थानिक योग मल्टीस्पेशालिटी हॉस्पिटल.
Good connectivity towards city,has good potential in future,major development will happen in this area within 4-5years
घर चालवण्यासाठी शेलारवस्ती हा परिसर आता खूप सोयीस्कर झाला आहे. मुलांच्या शिक्षणासाठी स्नॅपड्रॅगन इंटरनॅशनल आणि सेंट जोसेफ सारख्या शाळा हाकेच्या अंतरावर आहेत. घरगुती खरेदीसाठी मोशीचा आठवडे बाजार आणि स्थानिक सुपरमार्केटमुळे खूप सोयीचे होते. वस्तीत पाण्याचा पुरवठा नियमित असतो आणि सुरक्षिततेसाठी सीसीटीव्हीची सोय असल्याने आम्ही महिला पूर्णपणे निर्धास्त असतो. शेजारच्यांशी असलेले जिव्हाळ्याचे संबंध इथे घरपण टिकवून ठेवतात.
गुंतवणुकीच्या दृष्टीने शेलारवस्ती हे एक 'स्मार्ट' लोकेशन ठरले आहे. तळवडे आयटी पार्क आणि चाकण एमआयडीसीची जवळीक ही या भागाची सर्वात मोठी जमेची बाजू आहे. पिंपरी-चिंचवड महानगरपालिकेने रस्ते, सांडपाणी आणि पथदिव्यांच्या सोयी दर्जेदार केल्या आहेत. विकासाचा वेग पाहता, येथील मालमत्तेचे बाजारमूल्य सातत्याने वाढत आहे. भविष्यातील मेट्रो आणि रिंग रोडच्या विस्तारामुळे येथे केलेली गुंतवणूक नक्कीच मोठा परतावा देणारी ठरेल.
I have been renting in Shewalewadi for about 10 months now. My office in Magarpatta is just a short ride, and that’s the main reason I picked this place. The area is still developing, but rent is way cheaper. Roads are okay, and I use my bike to get around.
