I am renting a 1 bhk here. it's good but roads are not well maintained. potholes everyone and drainage issues too. rains bring lot of water and block the main road as well. Walking is difficult and finding an auto is tough too. Wish there was metro
Rent here is around 22k for an independent floor, which is fine for Sector 23. The internal HUDA markets are great for daily shopping, but power cuts during peak summer months are a major headache.
MCG water supply is very erratic in this block, we only get water for 45 minutes in the morning. The pressure is too low to fill tanks, so we end up calling private water tankers constantly.
Travel to Cyber City is quick via the old Delhi-Gurgaon road, takes me around 20 minutes by car. The lane traffic near Palam Vihar T-point gets jammed in the evening, but it is manageable.
Staying in a PG near Sector 23 market is handy because everything is within walking distance. Plenty of cheap food joints, photocopy shops, and shared autos heading toward IFFCO Chowk metro station are easily available.
Walking inside the colony parks is very peaceful as they are kept clean and green. My only complaint is that bikes zip through the internal residential lanes way too fast, which feels dangerous.
The local streets are safe and well-lit at night, and good schools are located just around the corner. It is a stable residential area, though monkeys from the nearby open areas are a constant nuisance.
Encroachments on the footpaths in the Sector 23 main market leave zero space for customer parking. Double parking by cars creates massive bottlenecks right outside my shop, which is driving away regular walk-ins.
Finding a parking spot near the central market on weekends is an absolute nightmare. Cars are left randomly on the narrow side lanes, and the traffic police regularly tow vehicles without warning.
Rental yield here is excellent because of the close proximity to Udyog Vihar Maruti gate. Independent floors are in huge demand by corporate professionals, making it a very lucrative investment spot.
Water logging near the main entry gate of Sector 23 happens even with light rain, the drains are fully choked. Roads get completely ruined every single monsoon, making it impossible to walk or drive out.
