I live near Surya Vihar. The neighborhood is calm with good water supply, but the area lacks proper street lighting.
The area is mostly owner-occupied. As a tenant, I sometimes feel out of place among long-term residents.
Living here with my elderly parents feels right. Quiet locality, low pollution, and decent water supply. But we have to travel far for hospitals with advanced medical facilities.
As an investor, I find rental returns moderate. The demand is stable from industrial workers, but it’s not a hotspot for IT professionals due to distance from tech parks.
For families, this area works well. Plenty of greenery, parks nearby, good community feel. That said, if you’re expecting luxury amenities at less rent, you’ll be disappointed. Buildings are a mix of older small apartments and newer ones so quality also varies
It is famous among families for the esplanade mall and many schools nearby.
I moved to sector 10 around a year ago. I like that there are markets and medical stores within walking distance. But the old railway road gets super crowded and finding a parking is nearly impossible
The cost of living here is reasonable. If i were buying again, i'd make sure that the unit isn't right on the main road junction. here, even two blocks apart can make a huge difference in terms of peace and congestion
For long term investment, this is a right choice. One risk is some parts of the area have older developments so internal roads are cramped. This can affect the value appreciation and resale
I invested in a corner plot close to Sector 9 Market. Good location, but development pace is slower than expected.
