    However, if you are looking for long term and steady income, residential property is a better option. In addition, the appreciation value of a residential property is much higher than that of a commercial property as the commercial properties have to keep up with the fast changing market trends.

    So depending on what your goal is, you can decide whether to invest in a commercial property or a residential property. I would suggest, if you already have a residential property for self-use, then you can consider investing in commercial property as it has excellent short term returns.
