Khata is an account of property details which includes the owner's name, size, location, area, built-up area, etc. This is useful in calculating the tax that has to be paid for a property by the owner. Now speaking about e-Khata, it is nothing but the electronic version of the original Khata specifically in the BBMP region. The major benefit of the e-Khata is that you can access the details of your Khata from anywhere at any time. Apart from that, you can also pay your property tax online as you pay your electricity or phone bills online. For availing this service, all you need to do is apply it on http://www.sakala.kar.nic.in/ with your property identification (PID) number. If you don’t know your PID number, just contact your nearest BBMP ward office. After applying, you will receive a digitally signed document that you can use later on.

What is Khata?
Let’s first understand what is Khata or Katha in Real Estate. Khata is an important legal document issued by Municipal Corporation to compute or file property taxes in Karnataka. In case the property is in Bangalore City, the Khata is issued by BBMP (Bruhat Bangalore Mahanagara Palike). The specialists at NoBroker here can help you prepare the deed using all the legal procedures.
Why is Khata important?
Khata is one of the important documents required during any Real Estate transactions. It is required while applying for bank home loans, for water & electricity connections. If you don’t have a Khata certificate while selling your property, you will find it very tough to find buyers. Even if you get a buyer, you won’t get the market value for your property. In a way it is legal proof of your ownership of a property. It also includes other important information like location of the property, it’s area, estimated property tax etc.
What are the different types of Khatas?
There are two types of Khatas. A Khata & B Khata. A Khata certificate is issued to those legal properties which meet all the required building by-laws and government tax regulations. B Khata certificate is issued to those properties for which taxes have not been paid or which do not meet government property taxation rules. It’s always better to purchase a property for which A Khata has been issued. However, B Khata can always be upgraded to A Khata by clearing the tax due or by submitting the required documents.
What is e-Khata?
e-Khata or electronic Khata as the name suggests is a Khata that has been issued online. Anyone can file for it online by logging on to BBMP official website. e-Khata is a computerised version of a Khata and has the relevant details like name of property owner, location, area, property tax details etc. So you can say that an e-Khata is a legal equivalent of A Khata.
What are the benefits of e-Khata?
e Khata lets you access your Khata account details anytime anywhere and also lets you pay property tax online, thereby saving a lot of time. To use e-Khata, you must have a PID (property identification number). All the properties that were registered under BBMP have been assigned a PID number. e Khata also makes the process of Khata transfer during property buy/sell easier.

There is a general misconception among people that ekhata is a different type of Khata and an additional document required by the state government during property transactions. This is not true. An ekhata is only an electronic Khata, i.e. filing the document online. I have attached e Khata format (certificate) for your reference, so do check it out. Check here with NoBroker's skilled lawyer to confirm all the property documentation. I want you to know that ekhata can be only used by property owners who’ve been allotted a PID number (Property Identification Number). This will include the properties that were registered under the BMP (Bangalore Mahanagara Palike), i.e., the body that governed Bengaluru until 2007. The state government of Karnataka is in the process of recording every land-related account online. Even though it’ll take some years to complete, it’ll be beneficial to the property owners in the long run. You can easily access your khata account and pay taxes online using the assigned PID number. If you don’t have a PID number, then you can visit the nearest BBMP ward office. How to Apply for ekhata You can apply for ekhata by visiting your closest BangaloreOne centre. If you’ve a PID number, you can apply for ekhata online through the Sakala Website. All you will have to do is submit the application form as well as some required documents. You will obtain a SAKALA acknowledgment number once the application is processed. Your Khata will be digitally signed. If the form gets rejected, an officer will contact you for resubmission. Benefits of eKhata This certificate allows the investor to know about the concerned property’s legitimacy. It can also be used to get loans from banks or other housing finance institutions. Some other benefits include:
  • Lets you know about the credibility of the property owner
  • Help you know the related details of the property
  • Allows you to file and pay property taxes
  • Can be used to receive electricity and water connectivity to the property
I hope now you know everything about ekhata.

Hey, The process of digitization of government papers has confused a lot of people. Earlier on, I didn’t know what e katha means as well. I read all the answers posted above in the thread and my confusion was cleared. I would recommend you do the same. I have found some interesting information about khata and e khata. Read about it in the paragraphs given below.  Definition : As you know e khata online bangalore is nothing but the khata document that is generated and filled online. There are two types of khatas, A khata and B khata. Both of them are certification about property ownership. They have details about the tax paid to BBMP. The full form of BBMP is Bruhat Bengaluru Mahanagara Palike. Each property owner needs to pay E khata charges in Bangalore. BBMP has allowed each property with a Property Identification Number (PID) number. With this PID number, you can file your taxes online and make the required payment with a click of a button. Is E Khata Legal ? A lot of people had questions about the legality of E khata. According to my research, both A Khata and e-Khata are issued by the same authority. Making them 100% legal. All the information present on e chat bangalore has been verified by the Governmental authority. eg. If I had to check if you were the real property owner. I can check E khata and find out.  Now that you know what e katha means. You should know the charges. I think two years ago, the fee was Rs. 100/- per extract. This was valid for 5 years since buying the property. It is important to have a Khata certificate because there will be no property registration without it. Sub-registrar’s office will ask for the Katha certificate to check property legality and validity. This is all from my end. Give this answer thumbs up if you like it. E Khata Bangalore

In Karnataka, the term "khata" refers to a property assessment account used for tax payments. A property tax bill must be paid by the lawful owner of the property, who is identified by this document. The document contains data such as the owner's name, the property's dimensions, location, built-up area, tax assessment, property number, demarcations, and other details required to file a property tax. In essence, it is necessary to determine the tax due on a property.
Eligibility to obtain E Khata online in municipality
The certificate can be obtained by anyone whose property is under the control of the Bruhat Bengaluru Mahanagara Palike (BBMP). The owner of the certificate is now responsible for paying the property tax.

Difference between ekatha and title deed

A khata is a record of a property's appraisal for tax payments. It is a municipality-maintained account that includes information about the property taxes that have been deposited for a specific property to the local government. The document indicates the individual responsible for paying the property tax but does not convey ownership. A title deed is a legal document that grants the owner or holder possession of a particular piece of property. It serves as a formal written agreement between a buyer and a seller of real estate. To obtain the document, you need a title deed.

Contents of E Khata Bangalore

The document is made up of two parts: a Khata extract and a Khata certificate.
Khata Certificate
The certificate is a document that states that the owner's name is listed on the tax records for a specific piece of property. It is granted by the BBMP and is necessary for registration or the transfer of ownership from one person to another. Each property must pay a charge of Rs. 25 to receive the certificate.
The Extract
The extract includes all information about a property that was taken from the register of property assessments. Name of the owner, property size, value, date of most recent analysis, usage of the property, demarcations, and other information are examples of such information. The extract is available for purchase for Rs. 100. It is effective for five years. I hope I was able to explain more about ekatha. Read More: What information does E Khata contain? There are only a few things left that are done manually. In this digitised era, most things get done online, be it a loan, a money transaction, or even the extraction of some documents. Things have also been simplified with it. In Karnataka you will come across the term e khata lot. It is associated with property transactions. Let me simplify what is e khata property in Bangalore for you.  What is e khata? An e khata also known as an electronic khata, is a platform to keep property records in Karnataka. It was introduced by Karanataka’s government to digitise the property transaction process and also keep a record of it.  The e khata system helps to simplify the process of maintaining records of properties and also makes them available online. With e khata property owners can
  • Access
  • View
  • Track the status of their property transactions

What is e khata certificate?

An e khata certificate is a digital version of khata that has all the documents related with a property like
  • The owner of the property
  • Size and location of the property
  • Tax related details of the property and more
This is the basic meaning of what is e khata in Karnataka. Previously, municipalities had to keep with them hard copies of such property details, but now that they are available online, things have become very simple and easily accessible. This saves both time and effort for the officials, sellers, and buyers.  That's all I can say for what is e khata property. Last year my brother purchased a beautiful plot of land to build his dream home. As he began the process of acquiring the necessary documents, he came across the concept of e-Khata. What he was not able to understand was the difference between A Khata and E Khata. Curious to learn about it, he delved into research and discovered that e-Khata was a digitized version of the traditional Khata certificate. Let me tell you what else he learned.

What is E Khata land in Bangalore?

The electronic form of the Khata certificate, which is a property document that certifies ownership of a property, is known as an "e-Khata" in Bangalore. The Bruhat Bengaluru Mahanagara Palike (BBMP), the Bangalore municipal corporation, is the one which issues the e-Khata. It enables property transactions and tax payments and acts as proof of ownership. The e-Khata includes information about the property owner, the size, location, and the assessed value of the property. It is a crucial document for Bangalore property owners and is necessary for a number of things, including getting loans, selling or transferring property, and getting development permissions.

Difference between E Khata and A Khata

In Bangalore, Khata and e-Khata are both property documents that signify ownership of a property. However, there are some differences between A Khata vs E Khata:
A Khata E Khata
Khata is the traditional form of property ownership document issued by the local municipal authority, such as the Bruhat Bengaluru Mahanagara Palike (BBMP). e-Khata is an electronic version of the Khata certificate. It is a digitized document that is stored and maintained in an online database.
It includes details about the property owner, property dimensions, property location, and property tax assessment. The e-Khata serves the same purpose as the Khata but offers the convenience of easy accessibility and verification online.
The format and method of storage are the main distinctions between A Khata and E Khata. The e-Khata is a digital version of the Khata, whereas an A Khata is a physical paper document. Both documents are accepted as legitimate in Bangalore for real estate ownership and transactions, but the e-Khata has the advantage of being simpler to obtain and handle. Last year, I bought a flat in Bangalore. It was during this time that I got to know about this legal jargon. I was pretty confused and consulted a property lawyer about the E Katha meaning. Let me share my insights about the same.

What is the E Khata Bangalore?

By digitising it and making it accessible online, the e-Khata system seeks to streamline and simplify the process of maintaining a Khata. Property owners can view their Khata records online and can make any necessary updates via e-Khata. Additionally, they can examine and follow the progress of their real estate transactions online. Property owners and the local government both benefit from this because it eliminates the need for physical documents and manual record-keeping. E Khata BBMP, or electronic Khata, makes it simple and effective for property owners to complete Khata-related tasks online. To qualify for E-Khata, property owners must meet certain eligibility requirements;
  • Both a Property Identification (PID) number and a Khata must be valid for the property.
  • Only properties with an A Khata registration and a PID number are eligible for E-Khata. Properties in B Khata are ineligible because they lack PID numbers.
After defining the E Katha meaning, the lawyer informed me that whatever method I choose—traditional Khata or computerised E-Khata—full documentation and adherence to BBMP criteria are important for a good outcome.
