Guys, Kindly Suggest. We are looking to buy 3BHK flat in Baner OR Balewadi for Investment and End use. After so many visits and survey shortlisted 2 projects which fits in our budget and area requirement i.e. The Canary -in Balewadi by Kunal Group and Supreme Estia in Pancard club road Baner by Supreme. Currently residing on rental apartment paying rent 24K/month.  Pros -  Kunal The Canary over Supreme Estia: 1. Total Package price. The Canary (1109 Sq Ft.- 3BHK with 3 washrooms & 2 Parking) - Rs.1.35 Cr +  and Supreme (1070 Sq Ft - 2.5 BHK with 2 washrooms & 1 Parking) - Rs. 1.45 + Cr. Hence, Lesser Price with more area.  2. Clear Ceiling height - The Canary 10Ft, S.Estia 9 Ft 3. The Canary 500 flats in 7 acres, S.Estia 550 flats in 5.5 acres  4. The Canary - Balcony with glass grills, Balcony with Metal grills  5. Hardly 1 kms from Balewadi high street and upcoming Metro Station 6. Back side river adjoining area is getting developed / beautified Cons of the Canary over S.Estia : 1.
