  1. Many people have misconceptions that the RERA carpet area and actual carpet area. They seem like similar terms but are not in reality. As per the new definition, the RERA carpet area is calculated considering the area of internal walls of an apartment, excluding balcony, open area, and common areas of the building like the staircase and lobby. Whereas,  the actual carpet area is considered as the internal area of the walls, where you can put your carpet on the floor. It is the actual usable area of the apartment and it does not include the thickness of internal and external walls. The actual carpet area does not include any balconies, parking, or terraces.

    Carpet area as per RERA = Actual carpet area + Thickness of internal walls

    Now that we know what is RERA carpet area and what is actual carpet area, let us look at the rules laid out for builders related to carpet area as per RERA.

     

    • It is mandatory for all the builders to disclose the carpet area of the property before signing the dots.
    • If the property is under construction then the builder is required to elaborate the entire building plan and what will be the carpet area of the buyer's property. 
    • Under RERA guidelines 2016, the builder should tell how many windows, shafts, utility, and balcony will be there after construction.
    • In case after construction, the buyer didn't receive the poverty according to the discussed plan, in such cases builders might have to pay a penalty amount to the buyers. The penal amount varies from situation to situation.
