Last month, I visited a new residential project because I was planning to buy a flat. I liked the location and the design, but I also wanted to check the construction quality before making a decision. I am not a construction expert, so I asked my friend, a civil engineer and he told me to check a few simple things during my site visit. I have shared those below.
What Should I Check During a Site Visit to Judge a Project’s Construction Quality?
First, I looked at the walls and columns. I checked whether the walls looked straight and whether there were any large cracks. Small surface marks may not always be serious, but big cracks or uneven walls made me ask questions.
Next, I checked the flooring. I walked around the room and tapped a few tiles lightly. A hollow sound in many places can sometimes mean that the tiles were not fixed properly.
I also checked the doors and windows. I opened and closed them several times to see if they moved smoothly. I checked whether the windows were properly fitted and whether there were gaps around them.
Then, I looked at the bathrooms and kitchen. I checked the taps, water flow, drainage, and tile finishing. I also looked at corners to see if there were signs of water leakage.
Finally, I asked the site engineer about the materials used, waterproofing, electrical work, and plumbing. I also asked if they could show me the construction specifications.
By checking these basic things carefully and asking the right questions, I could get a better idea about the project's construction quality before buying.
