Hi, The owner of the house frequently needs to go outside of India for business or employment and must spend a significant amount of time away from home. Due to the difficulty of producing a registered rent agreement for the rented house, renting out the owner's home during this time is a major burden. This is due to the fact that Live Biometrics in a Property Sub-Registrar Government Office requires the presence of both parties, whereas Online Registered Rent Agreements and Online Leave and Licence Agreements do not. The following are the ways a property owner can get into their registered agreement without travelling abroad.
  1. Through the Indian Embassy: A Citizen may go to the team and request that they prepare a Power of Attorney in the favour of any Blood Relative and Notarize it from that nation. After then, the owner can have the POA Holder receive the document through courier. After receiving the document, the POA holder must pay the government fees (stamp duty) and notarize it with an Indian Notary Officer so that the Indian Administration can approve it.
  2. Registered Special Power of Attorney for Registered Rent Agreement: Before leaving the city where the property is located, it is suggested that the owner use this method to create a Special Power of Attorney in the favour of a Blood Relative or Close Relative.
  3. Biometric Scanning: The names of all parties are confirmed for the online registered rent agreement for a property using Aadhaar data. Through the Internet and the Government Portal, this verification is also possible from anywhere in the world. However, the Landlord and the Tenant(s) need both to have access to a biometric device and be familiar with how to install it on a laptop or desktop.
These are the ways to do registration of rental agreement when the owner is out of India.
