All your questions on Khata Bifurcation answered below:
1) Yes, the Khata Bifurcation has to be done together.
2) Builder in general or Society formed by residents in some cases as per mutual understanding usually apply for Khata Bifurcation.
3) Unsold Apartments will carry the name of "Society - Flat No"
4) Individual Taxes cannot be paid without Khata Bifurcation. You can only pay it together for the complete society.

Regarding #1, I don't understand, why we need to apply together! Why can't an individual apply for khata bifurcation for his apartment? What if someone in the society is not will to go for khata bifurcation currently due to some reason.

The thing is a single amalgamated Khata is created by the builder before starting the construction of project and the same has to be split into Khatas equivalent to no of flats + 1 or few khatas for common amenities based on sq.ft of each flat & common area/amenities respectively.
A common calculation is to be done to arrive on how much tax is to be paid by each owner. This can only be done together and not separately for each flat.
Hence, the Khata Bifurcation has to be done together.
