I wanted to make a real estate investment in the Greater Noida locality. My friend suggested that I visit this Aigin Royal project. After visiting, I discovered that the project offers 2, 2.5, and 3 BHK apartments and the unit configuration ranges from 561 sqft. - 859 sq ft. This is an under-construction project and the sales team informed me that the starting price is Rs. 81.19 Lacs. Overall, I liked the project. However, before making an investment, I want to make sure whether this project is impacted by any legal issues or not. Though I got to know that Aigin Royal is RERA registered, I’d still like to appreciate if someone could provide me with a few more legal information about the same. The Aigin Royal is located in a strategic location in Greater Noida. Noida Extension is one of the most popular areas for homebuyers to choose from. Due to the wide range of residential possibilities, both in terms of size and price points and the numerous connectivity options, it has an advantage over other areas.I’d like to highlight a few locational advantages of this project which stood out for me as follows;
2 mins away from the FNG Expressway
3 mins away from the nearest hospital to the residence - Minas Away
The nearest metro station is Sector-78 which is 5 mins away
Kisan Chowk is just 5 mins away from the City Center Mall
I own a flat in the Aigin Royal project. In this Aigin Royal review, I’d like to highlight that there are several technical issues in this project. The garbage collection area is under our tower and we are facing a foul smell in our flat all the time. Builder has their own maintenance team which is unprofessional and are incapable to manage these issues. I also feel that the construction quality is also compromised.
I visited the project and found that the prices are being charged on super built up. But RERA dictates that charges should be quoted based on carpet area. I did not understand why the builder are not doing this. Further the sqft per area is much higher in cpmparison with other properties int he same locations. Similar projects such as JMD, Gayri etc, are priced around 40-45 lacs whereas AIGIN pricing is too high.
It is far from road and the road is broken. Unable to undertsand such a high pricing.
