RERA has made it mandatory to follow the guideline to the developer. Developers are also required to sell properties as per RERA carpet area. Now Let us understand the  Difference between RERA carpet and Actual Carpet. RERA Carpet Area  RERA carpet area is the area within the walls of the property. In simple words RERA carpet area is considered where carpet can be placed. RERA carpet area does not include the thickness of the walls, dry area such as utility, balconies, staircase.  Actual Carpet Area Actual carpet area is 70% of the total of the super built up area. It is the regular rate which is used inside the house. It also excludes the thickness of the wall. Earlier the builders used to sell the super built up area to the buyer for selling the property. So the property buyers need to calculate the actual carpet area. But now it is mandatory to tell the RERA carpet area before finalizing the detail.
